About this file
This project manual details a state and local contract opportunity for the City of Battle Creek, Michigan, for the Kingman Museum Phase 1: Restoration and New Roof project. The project involves comprehensive restoration work including removal and replacement of the existing roof system, installation of new membrane and tapered insulation, flashing and parapet detailing, roof drain modifications, and roof hatch replacement. Additional scope includes partial limestone and masonry restoration, specifically involving partial demolition of an existing chimney, baluster and frieze replacement using natural stone, and replacement of existing building-mounted light fixtures with new ground-mounted fixtures. The project will be completed under a single prime contract, with substantial completion targeted for December 15, 2025.
The contract includes several alternate bid options, such as precast concrete replacements for stone balusters and frieze units, and alternative roofing membrane specifications. The bid documents provide detailed technical specifications across multiple divisions, including roofing, masonry restoration, metal fabrications, electrical work, and storm drainage. Bidders are required to comply with specific technical standards, provide comprehensive documentation, and meet qualifications related to experience and capabilities in historical restoration and roofing work. The project will be governed by standard AIA contract documents, with specific supplementary conditions outlined to provide clarity on execution, warranties, and performance expectations.

1.3 COSTS / PROCEDURES FOR REQUEST
A. In recognition of trends in the design and construction industry primarily the use of Building Information Modeling (BIM) software, and the approach to be more collaborative and uniform from the Design through the Construction process, Design Collaborative recognizes that there is value to the building owner to provide the base model, which was developed as a part of the design process, to the construction team for their use. This is done with the intent that the construction team will continue to develop of the model by adding content and updating the model based on minor changes in the work. As a part of the collaborative use of the model, it is also expected that the construction team will work together to perform clash detection audit with all sub-contractors to resolve all potential conflicts in the layout of; walls, ceilings, duct, pipe, conduit, lights, etc.
B. The transfer of this model to the contractor will be provided at no cost under the following conditions:
1. Contractor will be provided with one transfer of electronic documents. Multiple requests will be ignored. Requests for model access can be made on the Design Collaborative website and the following direct URL:
a. https://designcollaborative.com/contact/drawing-request/
b. Contractor, sub-contractors and suppliers will advance the intelligence / content of the model for two (2) purposes:
c. To eliminate conflicts and questions during construction providing a better planned and more efficient construction process.
d. To provide the Owner with a more complete and intelligent model for future reference containing information similar but not restricted to the following:
equipment model numbers, maintenance schedules and recommendations, pictures of actual installations if applicable, specific design load information, manufacturers modeling information which may be more accurate than what is shown, etc.
