About this file
This document is Addendum 2 for RFB 2025-003 issued by the City of Manitou Springs for a Downtown Sidewalk Power Washing project. The addendum provides detailed clarifications about the project scope, including power washing of sidewalks, pavers, and auxiliary areas from street curbs to business doors in the downtown area. Specific areas to be cleaned include sidewalks around Soda Springs Restrooms, Hiawatha Gardens bus stops, and individual storefront entrances. The project requires water reclamation for all wastewater, with a designated disposal location at the Public Services complex. Contractors will be allowed to use fire hydrants for water supply with a meter, and the city will handle notifying store owners about work in their areas.
The addendum confirms that no road closures are required, but contractors can reserve two parking spaces per 200-300 feet in work sections with city permission. Water and hydrant usage will be provided at no charge. The document does not specify the total square footage of the job site or provide previous budget information. Curbs and gutters are explicitly excluded from the cleaning scope. The city will be responsible for coordinating access and informing businesses about the work, which simplifies the contractor's logistical responsibilities. An acknowledgment section is included for bidders to complete, indicating their receipt and acceptance of the addendum's terms and conditions.

1.02 ANSWERS TO RFIS and CLARIFICATIONS
1. Would you be able to provide the total square footage of the job site?
a. We do not have the total square footage of the job site.
2. Does the pressure washing include the Soda Springs Restrooms or just the sidewalks?
a. The pressure washing includes the sidewalks around the restrooms, not the building.
3. Does the pressure washing include the Hiawatha Gardens Parking Lot (10 Old Mans Trail) bus stops or only the sidewalks leading up to it?
a. The pressure washing includes the bus stops and the sidewalks leading up to it, not the Hiawatha Parking Lot.
4. Is water reclamation required even if a biodegradable solution is used and or hot water cleaning process?
a. Yes. We ask that all water be captured as you never know what kind of products might be mixed in with the water; all of the storm drains go directly into Fountain Creek.
5. What have been the previous budgets or previous charges in the past for this project?
a. We do not have previous budgets nor charges available.
6. Does power washing include pavers and any area from the street curb to the buildings, or is there a specific boundary?
a. Yes, it does include the pavers. The scope is from the street to the business doors. There are some areas that we will have to access on an individual basis.
7. Scope of Cleaning: Does power washing include pavers and any area from the street curb to the buildings, or is there a specific boundary?
a. Yes, it does include the pavers. The scope is from the street to the business doors. There are some areas that we will have to access on an individual basis.
8. Wastewater Disposal: We contacted the City of Manitou Springs Water and Sewer Division regarding wastewater disposal and were referred back to you. Can you confirm whether we may dispose of collected water through the City’s Water and Sewer Division and any associated costs?
a. Yes, there is a location at the Public Services complex (101 Banks Place) where you can dump the recovered water. There will not be a charge for that.
b. As for the water, you will need a meter to attach to the fire hydrants to track the gallons used. You will not be charged for the water.
