About this file

This is an Insurance Requirements exhibit for consultants working with the Housing Authority of the City of Alameda (AHA) in California. The document outlines comprehensive insurance coverage requirements that consultants must procure and maintain throughout the duration of their agreements with AHA. The insurance requirements apply to the telephone answering services contract, which seeks three separate live answering services for employee attendance, Housing Choice Voucher Program inquiries, and emergency property management calls from residents in AHA-owned and affiliated properties. Consultants must maintain coverage against claims for injuries to persons or damages to property arising from performance of contracted work, with specific policy requirements including Commercial General Liability at $2,000,000 per occurrence, Professional Liability/Errors and Omissions at $2,000,000 per occurrence or claim with $2,000,000 aggregate, and Automobile Liability at $1,000,000 if applicable. Additional coverage requirements include Workers' Compensation with Statutory Limits and Employers' Liability Insurance at $1,000,000 per accident, Tenant Discrimination insurance if applicable, and Cyber Liability Insurance at $2,000,000 per occurrence or claim if the consultant accesses, collects, stores, or transfers personally identifiable information.

The insurance policies must include AHA, Alameda Affordable Housing Corporation, Island City Development and its subsidiaries, and their respective officers and employees as additional insureds, with the consultant's coverage serving as primary and non-contributory. All insurers must maintain a current A.M. Best's rating of no less than A:VII, and certificates of insurance with endorsements must be provided before work begins. The consultant must provide 30 days' notice of any policy cancellation and maintain evidence of coverage for at least five years after contract completion, or longer if claims-made policies require extended reporting coverage. The consultant must pass all insurance obligations down to subcontractors and notify AHA of any third-party claims or incidents within three business days of discovery. AHA reserves the right to modify requirements based on the nature of the risk, and failure to secure or maintain required insurance permits immediate contract termination.
