About this file

This document is an Addendum to the Standard Form of Agreement Between Owner and Architect (AIA Document B101 - 2017) for the City of McKinney, Texas. The addendum modifies the original architectural services agreement for an unspecified project, outlining the comprehensive scope of architectural services to be provided. The services include basic architectural work covering architecture, civil engineering, MEP engineering, structural engineering, telecommunications engineering, and security systems design. The architect will be responsible for coordinating supplemental services, preparing construction documents, conducting design phases, and providing construction administration. The agreement specifies detailed responsibilities across schematic design, design development, construction documents, bidding/negotiations, and construction administration phases.

The compensation structure is based on a percentage of project costs, with specific percentages allocated to different project phases: 15% for Schematic Design, 20% for Design Development, 40% for Construction Documents, 5% for Bidding/Negotiations, and 20% for Construction Administration. The construction budget is subject to adjustments by the City of McKinney, with provisions for potential fee adjustments if the budget increases due to additional program areas requiring extra work. The architect will provide various supplemental services, including interior design, cost estimating, accessibility consulting, landscape design, and potential additional services like lighting design, graphic design, and building commissioning. The agreement includes detailed insurance requirements, reimbursable expense provisions, and specific terms for contract administration, dispute resolution, and project management.

§ 2.5.8 Upon the Owner’s request, the Architect will deliver to Owner copies of any policies (together with all endorsements, Addendum to AIA B101 - 2017 Page 7 of 42 schedules, and other attachments) or a certified abstract of the policy for any coverage provided under this Agreement.

Addendum to AIA B101 - 2017 Page 8 of 42

§ 2.5.13 By requiring insurance coverage identified in this Agreement, Owner does not represent that the coverages and limits required hereby will necessarily be adequate or sufficient to protect the Architect. Further, insurance in effect or procured by Architect will not reduce or limit Architect’s contractual obligations to indemnify the Owner for claims or suits that result from or are connected with the services provided under this Agreement.
