About this file
This is a Sections and Allowances document for the Garden City Elementary School Renovation Project, a Construction Management at Risk (CMR) services contract opportunity in Savannah, Georgia. The document outlines allowance provisions and financial allocations for the renovation project located at 4037 Kessler Ave, Savannah GA 31408. The CMR services contract will be structured under the AIA Document A133 - 2019 Agreement Between Owner and Construction Manager as Constructor, with compensation based on Cost of the Work Plus a Fee with a Guaranteed Maximum Price. The scope encompasses construction management services for the elementary school renovation project, with the selected firm entering into a formal contract with the school district upon completion of the sealed proposal process.
The allowances section specifies provisional sums and budget allocations for identified project elements, establishing contingency funds and cost parameters for construction activities. These allowances provide flexibility for the construction manager to account for unforeseen conditions and variations in scope while maintaining the guaranteed maximum price structure. The document establishes financial controls and budgetary frameworks that align with the AIA A133 agreement terms, ensuring cost transparency and defined payment mechanisms throughout the project delivery phase.
