FDC PHILADELPHIA – ELEVATOR MODERNIZATION
PROJECT 25Z2AD3 QUESTIONS & ANSWERS
SOLICITATION 15BFA025B00000019
SUBMITTED BY JGM PROPERTY GROUP:
1. Who is responsible for Fire Alarm Recall updates for this project? Along with testing this?
Clarification: The contractor is responsible for implementing all required Fire Alarm Recall updates as part of this elevator modernization project. See the section titled “Controllers”, which specifies that the new controllers must include onboard diagnostic capabilities and support Fireman's Service Phase I and Phase II operations, in compliance with current fire and elevator code requirements.
See Section E: Testing and Acceptance, which states that the contractor is responsible for performing all operational testing, system break-in, adjustments, and optimizations. This includes verifying that the fire recall functions operate properly and ensuring the elevator control system is fully functional and compliant prior to final acceptance.
2. Who is responsible for electrical upgrades for this job? Shunt trips, Disconnect Switches, Pit Lighting Etc?
Clarification: The contractor is responsible for all electrical upgrades associated with this project. See Traveling Cables/Hoistway & Machine Room Wiring (Page 1), which includes providing all new machine room and hoistway wiring, along with any necessary electrical upgrades such as fittings, conduit, junction boxes, and lighting. All wiring and cable routing must comply with current fire and electrical codes.
3. Who is responsible for phone lines and phone monitoring?
Clarification: The contractor is responsible for the installation of the emergency phone lines as part of this project. See Car Operating Station (Page 2), which states that each car will be equipped with a digital position indicator display, an emergency hands-free phone, and an emergency light. See Traveling Cables/Hoistway & Machine Room Wiring (Page 1), which specifies that new cables will include a shielded pair designated for emergency phone communication and a CAT6 cable for cab security camera operation.
4. There are sprinkler heads that may need to be moved depending on equipment placement. Who’s responsible it that?
Clarification: If the sprinkler heads need to be moved during this project or after the project is complete the BOP will be responsible for having them moved.
5. Are we replacing the remote car operating panels in the central control station with another remote car opening panel or just replacing them to match what is on the spec? Also, the replacement of the intercom is currently set up for all 6 cars in the building. We would need to update the intercom on the other two cars technically. What do we do about this?
Clarification: The existing controllers will be removed and replaced with new microprocessor controllers by the contractor. The new panels must match what is specified in the SOW. At this time, the other two cars in the building on the intercom panel will remain on the original system.
6. Also the wiring to remove car operating panels in the central control may need to be retained depending on if the conduits are accessible or not. Will that be Ok?
Clairification: The wiring for car operating panels in the central control is accessible and will not need to be retained.
7. Who is responsible for the generator signal to control room along with testing this?
Clarification: The contractor is responsible for the generator signal to the control room along with having it tested when complete.
