Questions and Answers on 140R4025Q0061 - 1 year facility HVAC Maintenance

1. Are we responsible for providing filters and belts, or should these be billed separately?

2. We would need the total number of filters and their MERV ratings – particularly MERV 13 filters, as they can be costly – to accurately estimates costs.

3. Is annual cleaning of chiller tubes and cooling towers required? If applicable, is Eddy current testing of chiller tubes also necessary?

4. Please provide the total BTU rating of the boilers and indicate whether they are steam or hot water units.

5. Should our quote include water treatment services, including glycol and nitrate/bromate for sealed loop systems?

6. Would there be a site visit, preferably Tuesday, the 10th, if that date is convenient.

7. Do you have as built drawings for either or both facilities?

8. Is there site photos mechanical rooms, roof units, control panels etc?

9. Is there a detailed list of HVAC equipment and control systems currently installed (make/models if available)?

10. Any additional documentation you can provide would be greatly apricated.

11. Is the contractor responsible for providing the filters? If so, could you please confirm the quantity and sizes required, particularly for the MERV 13 filters?

12. Will belts be provided, or should we include them in our scope?

13. There are 16 exhaust fans and 5 AHUs—can you confirm whether these units are direct drive or belt-driven?

14. Regarding the swamp cooler in the shop area, is it equipped with PG Cell Deck or Aspen pads? The specs note replacement every five years, but we’re unsure when this was last done. As PG Cell Deck is costly, this impacts our pricing.

15. Do you have specific counts or sizes for the fan coil unit filters? We understand they can range from 2–4 filters per unit, but a firm count would be helpful.

16. Is the contractor responsible for providing chemicals and cleaning services?

17. Could you also confirm the model/type of the York chiller (e.g., YT, YK, magnetic bearing, etc.)?
