About this file
This document is a Questions and Answers attachment for National Park Service contract 140P8626Q0011, "Renewal of Fort Point Restrooms, GOGA" (Golden Gate National Recreation Area). The Q&A clarifies project scope for the restroom facility renovation, which includes replacing six exterior lights (two front, one each side, two back), painting the entire exterior including gutters and downspouts where previously painted, and replacing windows to match existing specifications. The flooring scope is limited to cleaning, prep work, and recoating of existing floors only, with no substrate repairs, crack repair, patching, or floor leveling included. Broken siding on the building back is to be repaired to match existing conditions, and the existing electrical panel does not require upgrading.
The project includes installation of hardwired sensor-operated plumbing fixtures (4 toilets, 3 sinks, 1 urinal) with new electrical connections for sinks and urinal using the existing panel. Window replacement includes all associated demolition, sealants, flashing, trim, and painting. The restroom facility may be fully closed during construction, and four portable toilets are required (at least one ADA-compliant) with location to be coordinated between NPS and contractor. The contractor is responsible for providing and maintaining temporary construction fencing, barricades, and contractor locks for doors during construction. No permits are required for temporary fencing; the contractor coordinates perimeter establishment with the Contracting Officer Representative (COR). Replacement windows must match existing specifications in size, operation, finish, glazing, and screen configuration. Building layout drawings are not available.
