The previous water treatment system treated contaminants required to meet Marin County drinking water standards for well supplies.

Solicita on 140P8425R0002, A achment 9, Q-A & Amendment 3

The Dunn property water is supplied via a shallow well. The shallow well is located approximately 1,000-feet southeast of the Dunn Main House. The water from the shallow well is considered surface water. Water from the well is pumped into four (4) 3,200-gallon storage tanks located approximately 200-feet east of the main house.

The capacity of the system is currently unknown but assumed to be sufficient to provide up to

3,000 gallons per day to the Dunn property. Future water supply improvements will be made separate from this project to the source to ensure consistent supply of 4,500 gallons per day to the storage tanks.

57. In order to upgrade electrical to code, and to provide all requested addi ves, we will need to significantly increase the service size. What is the outcome of your conversa ons with PG&E regarding this?

For any service upgrade or new service meters, PG&E will require a project applica on from NPS containing project details, including proposed load sheets and line drawings. This informa on will be reviewed and approved by PG&E. Construc on of upgrades to the service and/or new service meter connec ons by PG&E will be coordinated by NPS and PG&E as needed based on informa on to be provided by the contractor. PG&E es mates 182 calendar days from the me of applica on to service energiza on.

58. Is there a list of specs for the project that outline specific:

a. Plumbing fixtures

b. Bathroom Accessories

c. Cabinet Knobs

d. Door Hardware

e. Ligh ng

If there is not a list, in the Division 00 it is requested to provide samples and op ons for all products. Since these decisions have not been made, is it acceptable to provide Allowances for items where choices are pending?

For plumbing fixture specifica ons, see outline specifica ons sec on 224200. For bathroom accessory specifica ons, see outline specifica ons sec on 101010. For cabinet knob specifica ons, see outline specifica ons sec on 064100. For door hardware specifica ons, see outline specifica ons sec on 087000. For ligh ng specifica ons, see outline specifica ons sec ons 265100 and 265600.

Specific products and models for these items have not been provided in the specifica ons. Per outline specifica ons sec on 019999 General Notes and Requirements, materials and products where not explicitly specified shall be quality-grade; builder-grade materials and products will be rejected. A minimum of three op ons shall be provided by the contractor for products mee ng the general guidelines provided in these specifica ons as applicable to these items. Note: No addi onal funds will be made available post-award based on the final product selec on, as this is a firm-fixed-price contract awarded on a lump-sum basis.

Note that cabinet knobs are not an cipated with the preferred flat front cabinets. A hidden or minimal profile edge pull, channel pull, or tab pull is an cipated.

59. Is it acceptable for the Fire Sprinkler supply lines to be installed on the exis ng vaulted ceilings?

Yes, it is acceptable for fire sprinkler supply lines to be installed on the exis ng vaulted ceilings. If exposed, products and materials must meet the requirements of the standard for exposed applica ons. Non-metallic piping or piping not mee ng the requirements for exposed applica ons shall be protected in accordance with NFPA, UL, and other applicable requirements.

60. The soffit is called out to be non-vented. Will closed cell spray foam insula on be required at all the vaulted ceilings?

Closed cell spray foam insula on is not required or an cipated to be used at vaulted ceilings.

Soffit is included to allow fire rated coverings to connect the siding to soffit to flashing/gu er to roof without leaving exposed wood eaves or rakes. Vented soffit would also be an acceptable alterna ve.

61. Besides the bathrooms at the garage, art studio, and garden room, are there any other loca ons with a dropped ceiling?

The project does not include any drop ceilings. Ceiling finishes are either gypsum board/drywall or tongue & groove wood. See Figure 1 distributed as A achment 7 with the solicita on

(Amendment 0001) for a figure depic ng ceiling finish types and extents.

62. Is the art studio and garden room built on a slab?

The garden room, Unit 2, is built on a slab. The art studio, Unit 3, is also build on a slab.

63. Are the exterior doors at the entrance, breezeway, upper and lower deck to remain?

The exterior doors at the entrance, breezeway, upper and lower deck are expected to remain.

64. Contract line item #2 calls for the interior doors to match the exis ng 6 panel doors. The door schedule calls for single-flush interior doors. Please clarify.

Interior doors should match exis ng 6 panel doors to the extent prac cable based on available products. The door schedule should be referenced for loca ons and dimensions of doors only.

The family and family types listed in the door schedule are placeholders and can be ignored. The specifica on language reflects the intended door style.

65. Please confirm there are no decks at the front eleva on as shown on A02/3.

Confirming there are no decks at the front eleva on. The decks seen on A02 and A03 are the rear decks, seen in these views due to the transparency se ngs for the ground in the drawing.

66. Please confirm all new siding is Hardie shake and not lap siding as shown on A02/3&4.

All new siding is proposed as Hardie Shingle Straight Edge Panel (cedar shake style) fiber cement shingle siding or approved equivalent. The apparent lap siding shown on A01 and A02 are general siding visualiza ons used to indicate siding loca ons only. Cedar shake style is not a salient characteris c of the requirement. Other materials and visual styles of siding that are Class

A fire rated would be considered (e.g. steel, composite, engineered wood, plank, lap).

67. Please confirm if a wet pipe system is acceptable throughout, including in uncondi oned areas, or if a dry system is required in those loca ons due to climate concerns.

A wet pipe system may be acceptable if uncondi oned areas can be protected from freezing in accordance with NFPA standards. NPS will accept wet pipe systems provided the C-16 Fire

Protec on Contractor or licensed fire protec on engineer documents compliance with NFPA and applicable standards.

68. Please clarify of (sic) Unit 3 fireplace is to remain, be demolished, or sealed. Align with Unit 2 scope if applicable.

The exis ng wood stove (fireplace) and stone surround in Unit 3 are to be demolished to accommodate the construc on of the kitchen and closet shown in drawing A02.

69. In Unit 3, South Bedroom, approximately 169 square feet of concrete slab will require demoli on and replacement to match the eleva on of the surrounding finished floor. Addi onally, a new foo ng and stem wall will need to be installed to support what appears to be a load-bearing exterior wall. Please confirm:

a. Will construc on drawings for the new foo ng and stem wall be provided by the NPS?

b. Or should the contractor design and submit drawings for approval by the NPS?

The intent for the Unit 3, South bedroom is to maintain the exis ng slabs and load bearing walls.

New stairs would be constructed to connect the south bedroom slab to the upper slab. NPS would prefer to avoid any altera ons to the eleva on of the South Bedroom floor that would require new foo ngs, founda ons, or roof profiles. New interior walls and stairs will not require new construc on drawings from NPS or the Contractor.

70. Do you have a planholders list/sign in sheet available?
