A. General: All work outlined below will be performed under a single contract.

B. Project Location: The work shall be performed at the Historic Wilkins Ranch located off of Highway 1 within the Golden Gate National Recreation Area at address 5350 Hwy 1, Bolinas CA. This location is approximately 10 miles from the Point Reyes National Seashore’s Bear Valley Visitor Center (See Location Map).

C. Project Background: The purpose of this project is to paint the exterior of the main residence of the Historic Wilkins Ranch within Point Reyes National Seashore to maintain a sound exterior envelope and improve the visual appearance of the building. The building was last painted circa 2000.

D. Project Scope of Work: The work of this contract consists of the general construction of providing all the materials, labor, and equipment necessary to conduct surface preparation, priming, and painting of all previously painted exterior surfaces of the Wilkins Ranch Main Residence.

E. General Building Description: The main residence of the Historic Wilkins Ranch is a two-story wood frame building constructed in 1876. The building has a gable front and wing plan with later additions, and a ground level footprint of approximately 2,876 square feet. The exterior walls are clad in horizontal drop siding with vertical corner boards, except the front gable end that has alternating rows of fish scale and square shingles. Window openings occur singly and in pairs throughout the first and second stories, and contain two-over-two light double-hung windows with wooden sashes. On most windows the board trim is topped with a decorative crown molding.

The building faces south and has a full-length open porch in the frontfacing gable end. Square columns support the half-hipped porch roof. The roof of the building is clad in wood cedar shingles

F. Typical of buildings constructed during this period, this building has been previously coated with lead based paint. It is not the NPS’s intention to abate lead based paint under this contract. Contractor shall follow all codes and guidelines for lead in construction and dispose of all contaminated wastes in a legal manner.

G. All measurements and dimensions are approximate and must be verified in the field.

All offerors are highly encouraged to attend the site visit and examine existing conditions before submitting quotes. Any failure of the Contractor to take the actions described and acknowledged in this paragraph will not relieve the Contractor from responsibility for estimating properly the difficulty and cost of successfully performing the work, or for proceeding to successfully perform the work without additional expense to the Government.
