Questions and Answers THRO – Replace HVAC Systems in Park Housing

Amendment 0004

Question 1: Units 111, 119, 119D, 119C, 119B, 119A,105, 106,110,138, and 239 all will require a floor drain to be added in order for the equipment to drain. There is nothing in the SOW concerning this and I would consider that outside the normal work for replacing HVAC units. Will you add the drain installment to the SOW in order for us to include this in our proposal?

Government Answer: See page 19 & 20 of the revised specifications, identifying condensate drain line connections and/or stub out locations.

Question 2: Some of the furnaces currently have makeshift filter racks; the majority of the furnaces will need a filter rack and it will be more efficient on a couple of them to have filter back cold air return grills. Is this something that you want to add to the SOW and be included in our proposal?

Government Answer: Yes, see page 16 of the revised specifications.

Question 3: After inspection, on a majority of the homes, it will not be good to do concentric units for the exhaust and fresh air intakes. It will be more beneficial to run 2 separate flues for the units. This isn't in the SOW, so will that be added?

Government Answer: See page 16 of the revised specifications which reflect separate exhaust and fresh air intakes.

Question 4: In 138, the water heater will have to be disconnected to replace the furnace and then reconnected. Once again this is not specifically mentioned in the SOW and goes outside "normal" work for replacing a furnace. Will that be added to the SOW?

Government Answer: The park will disconnect the water heater prior to furnace install and reconnect after install.

Question 5: The furnaces that are in the specs call for all furnaces to be up-flow units. But at least three units are down-flow units, please clarify.

Government Answer: See page 16 of the revised specification which reflects the type at each location.

Question 6: There isn’t any requirement for condensate neutralizers for the new units. The condensate will need to be neutralized if they are disposed of in any metal drain as condensate is very acidic and will eat any metal that it comes in contact with.

Government Answer: See page 18 of the revised specification, which incorporate condensate neutralizer requirements.

Question 7: Was the duct for the units requiring new A/C units sized to make sure that it can accommodate the added air flow required for the A/C. If the duct is not properly sized it will restrict the air flow and cause the A-coil to freeze.

Government Answer: The existing ductwork will support the airflow in the new systems.
