QUESTIONS & ANSWERS
140P6223B0004 – PERI VC ROOF REPLACEMENT
AMENDMENT 03 ADDITIONS INCLUDED IN RED
1. Will the contractor be required to install a roof venting system to avoid moisture and heat build-up in the attic?
A. Pg. 17 (1.2)
2. SPF voids manufacturer warranty due to ventilation issues. There is a possibility of installing 2x4 lathes and new decking (on top of the existing) to create an air space. We are not sure if this is acceptable AND a structural engineer would need to verify the existing structure would hold this additional weight. We assume not as much sagging/bowing in the current decking.

AMENDMENT 03 EDIT: Per Chief of Design Construction for NPS Midwest Region, discussion with representative of “Elevate” (formerly “Firestone”) roofing, their product does include full warranty installed over nonventilated decks.
Other manufacturers that may provide the same warranty include:
MBCI, CENTRIA, McElroy Metal, Inc., Metal Sales Manufacturing Corporation, PAC-CLAD; Petersen
Aluminum Corporation: A Carlisle Company.
NPS Requires a full warranty for the roof on this project.
3. The plans mention it is the contractor’s obligation to repair framing in a way that the metal does not oil can. Again, a structural engineer and possible architect should design the repairs needed. This building has been added onto multiple times and fixing the deck/trusses might not be possible in a way that keeps the metal from oil canning.

4. Does the Government wish to replace all soffits and fascia, or only the damaged portions?

5. Does the Government wish to replace all gutters and downspouts, or only the damaged sections?

6. In the event that the lay-down area or the surroundings of the building are disturbed, will we be responsible for repairing any affected grass or landscaping?

AMENDMENT 03 EDIT:
Q. Would the Government consider a change order for any amount of roof decking required to be replaced beyond the 10% listed in the Specifications?
A. Change Orders will be determined on a case-by-case basis. As an example, if the roof decking requiring replacement exceeds 10% as documented in the Specifications, a change order would be considered.
