Questions for Dean House HVAC Replacement

#1 Please clarify if we are to use existing underground sleeves for new refrigerant lines?

#1 Yes, use existing sleaves for new refrigerant lines

#2 Please clarify routing and termination point for all three furnaces for combustion air and exhaust.

(Existing furnaces are 80% efficient with metal flues)?

#2 Combustion Air and Exhaust shall be on the North Side of the Dean House for the Stairwell and First Floor. The Second Floor will be through the roof.

#3 If the system in the attic is to vent through the roof ......... Is the roof under warranty? Who has the warranty?

#3 The roof was installed by the park service staff so no warranty exists however, any penetrations made by a contractor would have to covered under the 1-year warranty by the contractor as stated in the SOW.

#4 Please clarify 10-year warranty requirement as Rheem does not offer over 5-year on their equipment in a commercial application?

#4 The system being installed would be considered residential.

#5 Please clarify the size of the requested equipment? During walk through we noted a 3.5-ton condenser (must be the system in attic), 4-ton condenser on a 5-ton cased coil and 132,000 btu furnace (system 1), and 2.5 ton condenser on a 75,000 btu furnace (system 3) System (3) in the bid documents has a 2-ton system on a 112,000 btu furnace at 1400 cfm? Not standard 400 CFM per ton and doesn't match existing equipment?

#5 See updated specs

1. Are we to install the wall mounted space temperature sensors in the same location as the existing wall mounted space temperature sensors?

1 Yes, install wall mounted space temperature sensors in the same location as existing

2. The museum unit is being controlled by a return air temperature sensor in the floor grill in the room on the 1st floor. Are we to use this location for the space temperature sensor for this unit (reading return air)?

2 Yes, use this location unless there is another idea for location. Alternative locations would have to be approved by the park service prior to ordering devices and installation.
