About this file
This document is a Questions and Answers (Q&A) file for a Custodial Services contract related to a black water clean-up project at Hot Springs National Park. The Q&A addresses six key questions about the site conditions, including the source of water damage (sewer line backup from excess rain), current basement status (dry and not moldy), lack of existing testing or photographs, and details about site contents. The document indicates that a site visit can be arranged by appointment with Stacy Jackson, and potential contractors are advised to inspect the site. The remaining contents include a large locking gray storage cabinet, steel table, installed water heater, and various large items like shelving units, a light gun cabinet, chest freezer, workbench, and rolling tool cabinet that will need disposal, with some large items potentially requiring dismantling to remove from the location.

Custodial Services – IATR Questions and Answers listed below:
QUESTIONS:
Question # Question Answer/Response
1. What caused the problem and/or what’s the source of the water;
toilet backup, mold, roof leak, basement leak…. These different sources require different treatments & Personal Protective Equipment.
Sewer line back up extravasated by excess rain.
2. Is there standing water in the basements?
a. If yes, how much?
b. If no, is it currently dry?
c. Is it moldy?
No – currently dry. Not moldy.
3. Have you done any testing to determine air quality of mold spore sampling (if any mold is present)?
No
4. Do you have pictures? No. Offerors or quoters are urged and expected to inspect the site where services are to be performed and to satisfy themselves regarding all general and local conditions that may affect the cost of contract performance, to the extent that the information is reasonably obtainable. In no event shall failure to inspect the site constitute grounds for a claim after contract award. I site vist can be arranged by appointment only by contacting Stacy Jackson - Phone: 501-620-6866.
5. Do you have old drawings or pictures of drawings?
We have drawing but no photos currently. The only drawing we have has been added to the solicitation as B08 Sol_Att 4 (Drawings_Building Floor Plan)
6. I had a question about the contents remaining in each room, would y’all have all of the salvageable items removed and only trash left for disposal or do y’all expect all contents in rooms to be cleaned by us as well?
There is a large locking gray storage cabinet, steel table, and an installed water heater that would need to be cleaned, everything else is gone. Just as an FYI there are some large shelving units, very small light long gun cabinet, chest freezer, workbench, large rolling tool cabinet that need to be disposed of, in addition to random small items. Some of the large items will likely need to be dismantled in order to be brought up the stairs.
