SCOPE OF WORK
QUARTERLY HVAC PREVENTIVE MAINTENANCE
BROWN V BOARD OF EDUCATION NATIONAL HISTORICAL PARK
TOPEKA, KANSAS 66612
FY24
WITH OPTION YEARS
FY25, FY26, FY27, FY28
Project:
This work is to be performed quarterly on various building Geothermal HVAC mechanical equipment and specified plumbing equipment to maintain the equipment in efficient working order.
Scope of Work:
The preventive maintenance will be done on the following equipment:
13 Premier/Versatec Air Handling Units
15 Exhaust Fans
2 Versatec water to water heat pumps
2 Primary Pumps
2 Circulating pumps for in-floor heat
4 Circulating pumps (2 for hot water, 2 for chilled drinking water)
Glycol Pump System
The quarterly maintenance will also include testing of the glycol mixture used in the system.
The quarterly maintenance will also include replacing filters on 12 units located in the attic.
Preventive Maintenance to include:
1. Check that condensate drains are clean and open.
2. Check water loops static pressures, flows and adjust if needed.
3. Clean evaporator coils one time per year.
4. Clean inside of unit as needed.
5. Install service gauges and check operating pressures if operation appears abnormal.
6. Log voltage and amperage on all motors, check all wires, components and connections.
7. Lubricate all equipment as needed.
8. Check all safeties and controls for proper adjustment and operation.
9. check electric heating elements one time per year.
10. Verify correct air and water flows one time per year.
11. Log voltage and amperage on all pump motors, check all wires, components and connections.
12. Lubricate all pumps and motors as needed.
13. Check complete heating cycle for proper temperatures and operation one time per year.
14. Log all temperatures and pressures on all systems.
Guarantee all material to be as specified, and all work to be performed according to the specifications of manufacturer and drawings and specifications for equipment as installed.
Repair and preventative maintenance logs detailing work will be attached to each piece of equipment.
Period of Performance:
A Base year and up to four Option years with an anticipated start date of February 26, 2024.
