Question #1: The SOW gives McElroy Metals panel as a basis of design. However, the Technical Specifications make reference to a “T” panel. Which is correct?

Answer: The “T-seam” specific panel is not requirement. The McElroy Maxima Panel as specified meets requirements. McElroy also makes a T-seam, that meets requirements, but it is not a government requirement. Please delete reference to T-Seam in the specifications. I believe this is only mentioned on Page 20 of 38, section 2.2 A. 1. (IE: Specifications should read ”Width of Standing Seam Panel: 16 inches”, which includes the McElroy Maxima Panel.)

Question #2: The SOW states plainly that all existing materials will be removed to the deck. However, the Technical specifications state in the retrofit framing system that all existing materials do not have to be removed. Which is correct?

Answer: The Specification 054610 is for a difference system to change the slope of a building from flat to pitched using a metal frame system. This should be deleted from this project’s specification requirements. Please delete pages 1-7 of 38 of the specs. Materials should be removed to the decking, and any damaged decking replaced, prior to applying the ice and water shield (Secondary Water Barrier).

Question #3: The Technical Specifications list the sheet metal flashings are to be galvanized rather than the galvalume being specified for the roofing panels. Generally all materials for the metal roofing system are galvalume. Do we use galvanized or galvalume?

Answer: Galvalume is a coating specifically over the specified roofing panels. The galvalume coating delivers a specific color with a corrosion resistance that is specific to the roofing panels. The galvanized steel flashing is required for flashing.

Question #4: Can you verify the existing decks for these buildings? Are they plywood? If so, what thickness?

Answer: I would need someone to check and verify. I do know that whatever it is, the contractor should verify it as well.

Question # 5: Will there be a framing system required? Is this dependent on the existing roof deck?

Answer: There is no framing system required under this SOW. A limited amount of decking repair (less than 10% of the total roof area) should be included in the contract, which may include sistering or replacing a limited length of roofing frame member.

Question #6: The metal panel specifications say the panels are to be “1-piece clip with projecting legs for additional panel alignment and provision for unlimited thermal movement in each direction along the longitudinal dimension”. Once again, this is more for a “Tee” panel specification rather than the 2” as stated in the SOW. Please clarify Answer: A 1-piece clip shall be used. The McElroy 2-inch Maxima Panel clips will meet requirements. As mentioned in Question 1, a T-Seam Panel is not required.

Question #7: The specs call for galvalume roofing material but no manufacturer will warranty this product since it will be installed beachside and this will cause the material to go bad earlier. Each company we've talked to has recommended aluminum as an alternative. Can you advise if that is a suitable option and if so provide specs?

Answer: The intention of the government technical requirements is to provide a durable, long-lasting roof. The use of a standing seam panel and all associated hardware that can achieve a 25+ year warranty (including workmanship) is deemed to meet the government requirement of the project technical specs in the project’s location. The material panel system needs an appropriate submittal for review and approval, and shall have manufacturer’s review and inspection process similar to the panel systems listed in the technical specifications.
