Vendor questions

1. Is 16,230 sq ft the total square footage of the entire roof system? Solicitation says left and right breezway total to 16,230 sq ft? The wording is confusing.

Response: YES, 16,230 SQFT total - 8,115 on the left breezeway and 8,115 on the right breezeway roof.

2. I missed the site visit, can I have my sub go by and take a look at the roof? Location of performance looks to be a public area. I understand if he can not go on the roof but could he at least go by and take photos and inspect it from the ground?

Response: YES

3. After the site visit was it found that there are more than 5 sheets of 5/8th plywood that would need to be replaced?

Response: NO, no plywood was identified as needing to be replaced. However, please continue to assume that there may be some discovered when doing the job.

4. What do you mean by this statement stated in the solicitation?

"The left and the right breezeway are approximately the same size but have some minor differing open areas that are allowing for live trees to grow through the roof" Are there literal trees/ tree branches growing through the roof system?

Response : Yes, there are literal trees growing thought the roof system, the roof was constructed to purposely go around the trees to keep the trees alive and in place where they were.

5. I saw nothing about ice and water shield? Is it required? If not, it is still highly recommended even though the climate in Manteo NC does not get relatively cold. Ice and water shield is also beneficial for areas prone to hurricanes and heavy rains.

Response : Yes, there are literal trees growing thought the roof system, the roof was constructed to purposely go around the trees to keep the trees alive and in place where they were.

6. How many different companies showed up to the site visit?

Response: None

7. I saw nothing in the SOW about gutters, gutter guards and downspouts. I am assuming at minimum that gutters will need to be detached and reset for this project? Correct? Pictures depict the roof is in a very forested area. Gutters, gutter guards and downspouts all tie in with the roof and have to do with the watershed of the structure. It is recommended to get new gutters, gutter guards and downspouts when getting a new roof, especially with how much vegetation is growing around the roof system.

Response: This roof has no gutters or downspouts. We do not want them installed on this project

8. In the SOW it says "4.1 Demolish and dispose of approximately 8,115 sqft of existing roof system on the LEFT breezeway side down to existing roof decks to include posts, nails, vents, boots and drip edge."

I understand everything, except I don't know what you guys mean by "posts"? What are you referring to?

Response: Some roofs have posts installed for fall protection, pergola brackets or other reasons, these roofs do not have any posts. There will be none to remove.

9. Also in the SOW it says "4.1.1 Cover entire roof with self-adhering membrane on top of the roof deck recommended by the roofing system manufacturer."

The system manufacturer does NOT recommend this. What is your definition of "self-adhering membrane" Because I think of ice and water shield. Does the scope of work mean to cover entire roof with felt? Covering the entire roof with ice and water shield is highly not recommended and is excessive. Please clarify.

Response: We realize that some manufactures may suggest not to place it everywhere. We know it may be more expensive but be aware that it is not an air-conditioned space it's a breezeway. Self-adhering membrane is usually referred to as peel and stick - it serves the same purpose are ice and water shield. It's a self-adhesive roofing underlayment. For example, only, Grace Ice and Water shield is a self-adhering membrane underlayment. There are many options, use the one that is recommended by the shingle manufacturer. No felt needed for this job.

Response: YES these are the structures.
