Solicitation #140P4320Q0046: Rehab Race Point Bathhouse Interior & Exterior Contractor questions from site visit and Park answers

August 19, 2020

Question 1 Under scope, first bullet point, it says "replacement of partition walls between restrooms and pipe chase". Does that mean we are replacing the actual walls? Please Clarify.

Answer 1 Contractor is replacing the actual walls between restrooms and pipe chase. One wall on men's side, one wall on women's side.

Question 2 For the extent of the work, or the limits of work, is contractor to replace any plumbing in changing rooms?

Answer 2 No., contractor is only working within restroom building.

Question3 Can the bidding contractor and/or awarded contractor get a copy of the full floor plans?

Answer 3 An electronic copy of the 1964 floor plan will be made available to bidders. Modifications have been made to the building in subsequent years.

Question 4 Are the men's and women's rooms the same layout?

Answer 4 Refer to fourth paragraph on page 3 of the contract scope of work – Submittals and Deliverables:

“The contractor shall provide detailed proposed project design, layout, and schedule prior to commencing any work on site. The men’s room shall be configured with one handicapped accessible toilet stall, one urinal, two sinks and one hand dryer. The woman’s room shall be configured with two toilet stalls, one of which is handicapped accessible, two sinks and a hand dryer.”

And to fourth paragraph on page 10 of the contract scope of work – Installation:

“Upon completion of demolition, lay out the configuration of the walls, partitions and other restroom components that complies with ADA regulations, for COR review prior to commencement of installation. Layout shall provide for the men’s room to be configured with one handicapped accessible toilet stall, one urinal, two sinks and one hand dryer and the woman’s room to be configured with two toilet stalls, one of which is handicapped accessible, two sinks and a hand dryer.”

The square footage of each restroom is the same. Existing fixtures are different. The existing men’s room has 2 toilets, 1 urinal, and 2 sinks. The existing women’s room has 3 toilets, 2 sinks.

Question 5 On page 10, last line under Plumbing and Fixtures: "inspect ejector pump...install ejector pumps complete..." Where is this located? Do you have the specs for the Ejector Pump?

Answer 5 Ejector pumps were mistakenly included in the scope. Ejector pumps are not part of the project.
