About this file
These documents are Water-Based Fire Protection Systems Inspection reports from Cooper Fire Protection Services Inc., conducted on multiple buildings at Mesa Verde between November 2022 and May 2023. The inspections were performed for Superior Alarms, Inc. and followed the NFPA 25 Standard for Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems (2014 edition). Inspections covered buildings including a 4-Plex, Fire Dorm, Modular Building, Archives (Tin Shed), and involved comprehensive assessments of wet and antifreeze fire suppression systems.
The reports consistently documented similar findings across locations: glycerin-based antifreeze systems (38% solution), wet sprinkler systems, control valves, alarm devices, and backflow prevention assemblies. Many inspections noted minor deficiencies that were immediately addressed ("Pass After Repair" or PAR), such as replacing painted sprinkler heads, adding missing escutcheons, or ensuring proper sprinkler head orientation. Pressure gauges, valve conditions, and system component functionality were systematically evaluated, with most systems passing initial and follow-up inspections. The technician, Robert Stefun, performed these inspections to ensure fire protection systems met NFPA standards and remained operational.
