About this file

This is a Statement of Work (SOW) for the removal, replacement, and mold remediation of walk-in cooler and freezer units at the Conte Research Laboratory in Turners Falls, Massachusetts. The project requires the contractor to demolish and safely remove the existing walk-in freezer and cooler units, disconnect associated systems including fire suppression sprinkler heads, air and water pipes, and temperature alarm sensors, and properly dispose of all equipment in accordance with local regulations. The contractor must also perform comprehensive mold remediation on approximately 20 feet by 30 feet of contaminated work areas displaying water damage and mold growth, including isolation with negative air pressure using HEPA equipment, removal of contaminated ceiling tiles and two fluorescent light fixtures, removal of contaminated gypsum wallboard, and application of approved cleaner/disinfectant treatments such as Fiberlock "Shockwave" or equivalent products to all exposed areas.

The installation phase requires supply and installation of new energy-efficient walk-in freezer and cooler systems with insulated panels, doors, hardware, and refrigeration components (compressors, evaporators, and condensers), with condensers to be mounted in the second-floor mechanical room. The contractor must install sprinkler heads, run air and water pipes with appropriate roof penetrations, route refrigerant lines through existing concrete slab openings, install control panels and thermostats on unit front panels, and integrate with the existing Building Automation System. The project must be completed within 10 working days due to the sensitivity of stored contents. New cooler units must maintain 35–41°F and freezer units must maintain 0°F or below. Deliverables include fully operational units, mold remediation completion, staff training, operation manuals, and warranty documentation. The contractor must provide a minimum one-year warranty on workmanship and manufacturer warranties on all equipment. All work must comply with local building and health codes, OSHA safety requirements, manufacturer specifications, and applicable refrigeration standards.

Statement of Work (SOW) Remove and Replace Walk-in Cooler and Freezer, Perform Mold Remediation Conte Research Lab, Turners Falls MA

1. Project Overview This project involves the removal and replacement of an existing walk-in freezer and walk-in cooler at the Conte Research Lab (CRL). The objective is to install new, energy-efficient units that meet current operational and regulatory standards. The COR for this project will be Marty Garcia, Facility Manager at the lab.

The capacity of new equipment shall meet or exceed that of the existing walk-in cooler and freezer. The outside dimensions are approximately 13’in width, 7’6” in height, the inside depth of the freezer and cooler boxes are approximately 6’.

NOTE: ALL DIMENSIONS ARE APPROXIMATE AND ARE ONLY INTENDED TO PREPARE A BID, ACTUAL FIELD MEASUREMENTS MUST BE COMPLETED AT SITE VISIT OR POST-AWARD.

2. Scope of Work The contractor shall provide all labor, materials, equipment, and supervision necessary to complete the following:

A. Demolition & Removal

· Safely disconnect and remove existing walk-in freezer and cooler units

· Remove fire suppression sprinkler heads (1 in each unit) and cap pipes.

· Remove and cap air and water pipe from cooler.

· Remove local temperature alarm and sensors for Building Automation System (BAS).

· Proper disposal of old equipment in accordance with local regulations

· Protect surrounding areas from damage during demolition

· Perform Mold remediation:

a. Isolate contaminated work areas and institute negative air pressure with negative air HEPA equipment. Work area is approximately 20’x30’ overall including walls surrounding existing walk-ins which display water damage and/or mold growth. (Target areas)

b. Demolish and dispose of all contaminated ceiling tiles and two fluorescent light fixtures after de-energizing. Remove all contaminated gypsum wallboard that display contamination. Ceiling grid shall be left in place.

c. HEPA vacuum and apply Fiberlock “Shockwave” (or equivalent) cleaner/disinfectant to all exposed areas by removed components. Accessible areas with visible growth will be manually scrubbed. Repeat HEPA vacuum process.

d. Treat and HEPA clean all subsequent exposed areas and components with “Advanced Peroxide Solution, Benefect, RMR and/or Shockwave” (or equivalent) as staining dictates.

If additional remediation work outside this scope becomes necessary to leave the area in a safe, healthy state it will be performed only after a modification to the contract is executed.

B. Site Preparation

· Inspect and prepare existing floor and wall surfaces

· Modify or repair flooring as required to support new units

· Ensure proper drainage and leveling C. Installation of New Units

· Supply and install new walk-in freezer and cooler systems

· Install insulated panels, doors, and hardware

· Install refrigeration systems, including compressors, evaporators, and condensers

· Install sprinkler heads and seal penetrations

· Install existing freezer alarm, re-attach sensors for BAS.

· Run air and water pipes into cooler box. Pipe shall be stubbed though roof of cooler and capped. Penetration of ceiling shall be sealed.

· Condensers will be mounted on floor of second-floor mechanical room, situated directly above the units. All refrigerant lines shall be routed through existing openings in concrete slab, though some work may be needed to widen the holes

· Ensure proper sealing and insulation to maintain temperature efficiency D. Electrical & Mechanical Work

· Upgrade or modify electrical connections as required

· Install control panels, thermostats, and monitoring systems

· Controls shall be mounted on front panel of units

· Ensure compliance with applicable electrical and mechanical codes E. Testing & Commissioning

· Test systems for proper operation and temperature performance

· Verify refrigeration pressures, airflow, and defrost cycles

· Calibrate controls and safety systems F. Training & Documentation

· Provide training for staff on operation and maintenance

· Deliver manuals, warranties, and as-built documentation in both paper and electronic form.

3. Project Timeline Due to sensitivity of the contents of the freezer this project must be completed within 10 working days.

4. Deliverables

· Fully installed and operational walk-in freezer and cooler

· All mold removed from room.

· Acceptance of work by COR

· Operation manuals and warranty documentation

· Staff training completed

5. Standards & Compliance All work shall comply with:

· Local building and health codes

· OSHA safety requirements

· Manufacturer specifications

· Applicable refrigeration standards

7. Warranty

· Provide minimum 1 warranty on workmanship

· Provide manufacturer warranties on all equipment

8. Acceptance Criteria

· Units maintain required temperatures (Cooler: 35–41°F; Freezer: 0°F or below)

· All inspections passed and approved. The government reserves the right to have the project inspected by a county or municipal building, electrical and/or plumbing inspector to ensure code compliance.
