1. The SOW will need to clearly define the parameters regarding the location extents of the sewer line replacement for initial bid. It is understood that change orders may apply once we discover what is existing underground, but the initial SOW needs to be defined.
Sewer line needs to be replaced from the fixtures to the trunk line, determine if main trunk line is compromised and need to be replaced before covering.
1. Architectural drawings and design are going to be needed for design and permit. The shower locations are TBD but recommended to be located closest to the entry doors of each restroom. Another option that was discussed on site by Carlson is to convert the Women's Restroom to an ADA unisex restroom with the 2 showers, allowing the Men's Restroom to be non-ADA. Decision would be required and detailed in SOW.
No Architectural or Engineered drawings are needed. Reference Section 5.1 Permits in the Attachment I posted on the SAM.gov notice. Showers are to be located on the East Wall of both bathrooms; Women's bathroom will be ADA compliance with one toilet placed in the same area of the shower so that it will be ADA compliance also, one additional toilet that will be standard (Two toilets and one shower). Men's bathroom will have a standard shower. One (1 ea) toilet that will be ADA compliant and one (1 ea) urinal.
1. Flooring needs to be specified in SOW. It was noted by building manager that the flooring should be exposed concrete with epoxy garage coating. Saw cuts would be visible.
Flooring to be tiled with a non-slip surface.
1. SOW needs to detail that the existing urinal can be relocated and that the urinal is to be raised not to the floor.
New Urinal needs to be wall mounted (ADA compliance) and have an automatic flush valve installed on it.
1. Warranty of 10 years may be too much for typical fixtures that would be provided. Please advise.
Standard commercial warranties shall be provided.
1. Will engineered drawings be required for all trades or specific trades?
No, none will be required.
