About this file

This is a Special Conditions document from the City of Jackson's Neighborhood & Economic Operations Department and Community Development Department to the Purchasing Department outlining requirements for the demolition of the property located at 1248 S. Jackson (also referenced as 521 Wildwood Ave). The project involves the complete demolition of a 24,084.47 square foot commercial building and associated site remediation. Key deliverables include hazardous materials abatement in accordance with MIOSHA and DEQ regulations per a Pre-Demolition Compliance Survey, removal and replacement of approximately 2,078 lineal feet of public sidewalks, installation of approximately 40 lineal feet of curb and gutter with removal of 50 lineal feet of existing curbs, tree and vegetation removal with selective preservation of specific trees, planting of five new trees (three Japanese Lilac and two Maple trees) in locations designated by the City, and comprehensive site grading and finishing with topsoil, seed, and straw. The contractor must also ensure that water and sewer services to neighboring properties remain operational or are restored if disrupted, and must exercise caution to avoid damage to adjacent properties.

The Special Conditions document specifies additional site work requirements including removal of all chain link fencing, gravel, asphalt parking areas, private sidewalks, hard surfaces, and a light post, with all grades to be leveled and blended smoothly with surrounding property elevations. The contractor assumes responsibility for any damage caused to adjacent properties during demolition operations. The document references enclosed water and sewer service records and site markings to guide execution, though specific pricing terms, contract duration, performance schedules, and award criteria are not addressed in this special conditions document.
