El Portalito Hub A/C Project

Statement of Work

Scope Description

Provide air conditioning system to create a healthy environment and comfortable work office and visitor facility at El Portalito Hub and Visitor Center. Furnish labor, equipment and materials and installation of

Mini-Split Air Conditioner System units in El Portalito Hub, located in the U.S. Forest Service, Southern

Region, El Yunque National Forest in Rio Grande, PR in the Palmer Area.

Tasks

1. Remove and dispose of all existing exhaust fans.

2. Provide and install (3) three Mini-Split (ductless) inverters LG brand or Equal of 12,000 BTU (17

SEER).

3. Provide and install (1) one Mini-Split (ductless) inverter LG brand or Equal of 24,000 BTU (21.5

SEER).

4. Provide and install (1) one Mini-Split (ductless) inverter LG brand or Equal 9,000 BTU (19 SEER) for the "warehouse" area.

5. Install phase monitor adjacent to panel breaker box or as approved by COR to protect the A/C units from any variation of voltage that may occur.

6. Install independent breakers and shutoff box for the A/C system. Replace existing 100 amp panel to accommodate new A/C system electrical load with new 225 amp panel (120/208 to

/240VAC Voltage, 2 phase). Rewire as needed for new electrical panel.

7. Install one shut-off (safety switch) box (NEMA 3R) for entire Mini-Split A/C system. Run a

230/208 volt or 115 volt, dedicated line from the main break box to the area where the shut-off box will be installed next to the unit.

8. Provide and install all plastic window screens and door screens. Contractor is responsible for measurements of each window/door.

Specifications

1. Install indoor air handling units (Mini-Split) attached to walls and/or ceilings to ensure maximum efficiency and adequate ventilation throughout office space zones. Consult with COR for proposed systems location before final decision is agreed.

2. All electrical work will be done in accordance with NEC electrical codes and safety codes

NFPA70.

3. Installation A/C will require anchors to walls/roof for safety precautions. Contractor will determine materials to be used.

4. Contractor shall determine panel breaker additional spaces on new panel adding existing circuits on site.

5. Contractor is responsible for adding circuit breaker for each unit with the respective capacity require by manufacturer.

6. All units will require separate grounding for future damage prevention by voltage.

7. Mini-Split Wiring: Mount the shut off box on the outside wall and connect the wires from the panel breaker box.

8. Electrical Wire Whip: Attach an electrical rain tight flexible conduit to the shut-off (safety

Switch) box (NEMA 3R) and run it to the unit.

9. Mini-Split Wire Connection to Base: Connect the wires to the unit based on the manufacturer’s instruction manual.

10. Mini-Split Wiring Connecting Inside to Outside Unit: Connect the wire for the indoor unit to the outdoor unit.

11. Mini-Split Installation Completion: Run the wire inside. Indoor connections must be made in the correct order. Connect the 3 main wires along with the ground to their respective terminals.

Some manufacturers recommend using round crimp style terminals for a more secure connection.

12. Connect units to the outdoor condenser and compressor with hidden conduit. Use electrical/refrigerant grade conduits to prevent vandalism. Install A/C condensation drain pipeline to adequately drain water to daylight if needed. Contractor shall determine if any existing drain pipe connection can be used. If no drain pipe outside is near or adequate, contractor shall use his/her knowledge to install drain pipe to drain in a manner that water accumulation is prevented.

Notes

1. El Portalito Hub operates 7 days per week from 8am-4:30pm with multiple federal employees, on a daily basis.

2. The hub will remain under operation while this work takes place. Contractor shall coordinate with COR and El Portalito personnel with ample time and no less than 48 hours in advance when operations may be interrupted for the safe execution of all tasks under this contract. Employees’ safety is priority number one.

3. Contractor employees must conduct themselves in a professional manner while doing work in El Portalito.

4. Contractor is responsible for proper disposal of waste material or debris resulting from tasks under this contract in accordance to applicable Federal. State and local government.

5. Contractor is responsible for all federal, state, municipal and any local government permits and taxes as applicable.

6. Electrical panel replacement and electrical work in general may require certification and permission by AEE. Contractor is responsible for necessary coordination and permits as applicable.
