SECTION 011000 - SUMMARY

GENERAL

PROJECT INFORMATION

Project Identification: Gauley Residence Siding Replacement Project.

Project Location: 932 North Fork Cherry Road Richwood, WV 26261.

Retain "Architect's Consultants" Paragraph below if providing contact information for Architect's consultants for Project use.

Retain "Project Website" Paragraph below if Project uses a project website, project extranet, or FTP site for information and document management.

The Work consists of removal and disposal of existing wood lap siding and trim on the Gauley Residence House and Garage. Work also consists of installing new 1” thick foam board insulation on the house only, new moisture barrier, new vinyl siding, new corner trim, new window and door trim, new flashing where required, and new fascia in certain areas on both the house and garage. Minor roof work in one area shall also be completed on the house before installation of new siding and fascia.

WORK RESTRICTIONS

Contractor's Use of Premises and work hours: During construction, Contractor will have full exterior use of building indicated. Contractor's use of premises is limited only by Owner's right to perform work or employ other contractors on portions of Project and as follows:

First subparagraph below contains an example of limitations on Contractor's use of premises; delete if not applicable. Insert other descriptions of areas or types of limited use, requirements for cooperation with Owner's personnel, noninterference with Owner's or public use, and other necessary restrictions if required.

Owner may occupy premises during construction. Perform construction only during normal working hours 8 AM to 5 PM Monday thru Friday, (other than holidays where no work shall occur), unless otherwise agreed to in advance by Owner. Clean up work areas and return to usable condition at the end of each work period.

First "Limits" Subparagraph below is based on requirements of LEED 2009 NC Credit SS 5.1. See Evaluations.

Retain "Limits" Subparagraph below for greenfield sites if reduced site disturbance is required for IgCC.

"Driveways, Walkways, and Entrances" Subparagraph below is an example of a special requirement appropriate to many projects. Revise to suit Project or delete.

Driveways, Walkways, and Entrances: Keep driveways and entrances serving premises clear and available to Owner, Owner's employees, and emergency vehicles at all times. Do not use these areas for parking or storage of materials.

Non-smoking Building: Smoking is not permitted within the building or within 25 feet (8 m) of entrances, operable windows, or outdoor-air intakes.

Contractor will not have access to electricity, potable water, or restrooms at the residence, but electricity, potable water, and restrooms will be available at the District office during normal business hours.

SECTION 024119 - SELECTIVE DEMOLITION

1. GENERAL

SECTION REQUIREMENTS

Retain, revise, or delete first paragraph below to suit Project. Insert other limitations if necessary, such as when adjacent floors will be occupied.

Conduct selective demolition so Owner's operations will not be disrupted.

It is not expected that hazardous materials will be encountered in the Work. If hazardous materials are encountered, do not disturb; immediately notify COR. Hazardous materials will be removed by Owner under a separate contract.

PRODUCTS

PEFORMANCE REQUIREMENTS

Regulatory Requirements: Comply with EPA regulations and with hauling and disposal regulations of authorities having jurisdiction.

Standards: Comply with ANSI/ASSE A10.6 and NFPA 241.

EXECUTION

DEMOLITION

Maintain services/systems indicated to remain and protect them against damage during selective demolition operations. Before proceeding with demolition, provide temporary services/systems that bypass area of selective demolition and that maintain continuity of services/systems to other parts of the building.

Retain "Refrigerant" Paragraph below if selective demolition includes mechanical equipment containing refrigerant. Refrigerant may be part of equipment such as air-conditioning units, chillers, refrigerators, freezers, icemakers, heat pumps, dehumidifiers, and drinking water coolers.

Provide temporary barricades and other protection required to prevent injury to people and damage to adjacent buildings and facilities to remain.

Protect existing framing and insulation and other existing finish work that are to remain.

Provide temporary weather protection to prevent water leakage and damage to structure and interior areas.

Neatly cut openings and holes plumb, square, and true to dimensions required. Use cutting methods least likely to damage construction to remain or adjoining construction.

Remove demolition waste materials from Project site and dispose of all material in a legal manner complying with local, state, and federal laws. Do not burn demolished materials.

Clean adjacent structures and improvements of dust, dirt, and debris caused by selective demolition operations. Return adjacent areas to condition existing before selective demolition operations began.

SECTION 072100 - THERMAL INSULATION AND MOISTURE BARRIER

1. GENERAL

PRODUCTS

INSULATION PRODUCTS

Usually select Type IV in "Extruded-Polystyrene Board Insulation" Paragraph below if extruded polystyrene is used.

Foam Board Insulation: Foam board insulation shall have a R value of R5 or better, thickness shall be 1” thick, and be formaldehyde free.

Integrated Foam Board Vinyl Siding: This is allowed if the contractor chooses to do so only if the specifications of the Foam Board Insulation are met.

EXECUTION

INSTALLATION

Foam board will only be installed on the house. Garage will only have new house wrap.

Install insulation in areas and in thicknesses indicated or required to produce R-values indicated. Cut and fit tightly around obstructions and fill voids with insulation.

The entire house will have an inch of extra insulation. The existing replacement windows protrude from the siding to accommodate an additional 1” of insulation.

Retain "Spray-Applied Insulation" Paragraph below for self-supported, spray-applied cellulosic insulation or spray polyurethane foam insulation.

SECTION 072500 - WEATHER BARRIERS

1. GENERAL

SECTION REQUIREMENTS

Submittals: ICC-ES evaluation reports for water-resistive barrier.

PRODUCTS

WATER-RESISTIVE BARRIERS

Coordinate permeance value retained or inserted in "Building Wrap" Paragraph below with products selected. Consult manufacturers' literature.

Building Wrap: ASTM E 1677, Type I air barrier; with water-vapor permeance not less than 5 perms ASTM E 96/E 96M, Desiccant Method (Procedure A); flame-spread and smoke-developed indexes not greater than 25 and 450, respectively, when tested according to ASTM E 84; UV stabilized; and acceptable to authorities having jurisdiction.

ACCESSORIES

Pressure-sensitive plastic tape recommended by building-wrap manufacturer for sealing joints and penetrations in building wrap.

EXECUTION

INSTALLATION

Building Wrap Installation:

Apply building wrap immediately after foam board is installed.

Seal seams, edges, fasteners, and penetrations with building wrap tape.

Extend into jambs of openings and seal corners with building wrap tape.

SECTION 074646 – VINYL SIDING

1. GENERAL

SECTION REQUIREMENTS

Submittals: Product Data and Samples Revise warranty period below to suit products selected.

Warranty: Manufacturer shall carry a limited lifetime warranty on the product.

PRODUCTS

MATERIALS

Mastic Vinyl Siding: Siding shall be a double 5” Dutch lap siding style. Color shall be similar to the Scottish Thistle color. Siding shall be wind rated for up to 165mph winds and have a nominal thickness of at least 0.048 inches.

Retain "Decorative Accessories" Paragraph below if required for Project. Verify availability with manufacturers.

Decorative Accessories: Provide all siding accessories to complete the job and install as specified by the manufacturer.

Retain decorative accessories in subparagraphs below and revise to suit Project. Show locations and details on Drawings.

Door and window trim – Remove the existing door and window trim and replace with white plastic brick molding 2” wide in size. Corner cuts shall be on a 45 degree angle.

Fascia – Shall be the same size as existing, painted the same color as existing.

Soffit trim – May need to be custom cut on gable ends.

Flashing: Install flashing where manufacturer specifies around windows and doors.

Nails: Use manufacturer specified nails.

EXECUTION

INSTALLATION

Install all accessories according to manufacturer specifications on top of the house wrap.

Begin installing vinyl siding according to manufacturer specifications.

New fascia boards shall be installed on the gable sides of the house and the entire garage. New soffit pieces shall be installed on the gable sides of the house since the 1-inch foam board will push this section out 1 inch. Gable vents shall be removed and re installed once the foam board is in place, contractor is responsible for replacing anything broken when removing the gable vent.

Roof work shall be completed prior to installing new siding and fascia on step-out portion of the house (see photos). Roof work shall include repairing any broken shingles and flashing pieces before installing vinyl siding and new fascia board in this location. Work shall include any accessories needed in this section of the roof so that water does not get into the house. Any rotten wood under the shingles in this section shall be replaced. Work will include furnishing and painting the fascia board in this location. New 1” thick foam board shall not be installed in this area.

Fascia and vinyl siding shall be replaced on the step-out portion of the house on the front (see photos where the roof work was completed).

All trim, fascia, and soffit trim shall be white in color.

Contractor is responsible for removing anything attached to the existing siding and reattaching to the new siding.
