About this file
This document is a Questions & Answers file for Housing Management, Transportation, and Parking Services for the LBNF/DUNE project in Lead, South Dakota. The housing requirements span from 2026 through 2031, with three distinct phases: an initial phase of 10-20 units (early 2026 to mid-2027), a peak phase of 50-80 units (mid-2027 to early 2030), and a final phase of 10 units (early 2030 to 2031). Extended-stay hotels are permissible within the preferred housing area (Lead/Deadwood, Spearfish, and Sturgis), with a requirement of 3-star or higher properties. Transportation services are currently limited, with Uber and Lyft restricted from operating within the Lead/Deadwood area, though this may change in 2026. Payments will be made directly by renters, not the laboratory, and no federal funding information is currently available. The document is managed by Fermi Research Alliance, LLC for the U.S. Department of Energy Office of Science.

LBNF/DUNE
Lead, South Dakota December 4, 2025
Rev. 01
1. Annual and Simultaneous Unit Requirements: How many units are expected to be needed annually and how many of those units are anticipated to be required simultaneously?
Housing needs are expected to begin in the first quarter of calendar year 2026 and continue through 2031, with the following anticipated requirements:
Initial Phase: (early 2026 through middle 2027) 10 to 20 housing units
Peak Phase: (middle 2027 through early 2030) 50 to 80 housing units
Final Phase: (early 2030 through 2031) 10 housing units
2. Federal Funding: Is there any part of the project—or a minimum number of units—for which payments will be funded by federal funds? At this time, information regarding federal funding for this project is not available.
3. Payment Responsibilities: Will all payments be made directly by the participating laboratories or research entities? Payments will be made directly by the renters, not by the laboratory.
4. To clarify, will extended stay hotels be permissible for this housing need? Extended-stay hotels are permissible if the property is located within the preferred housing area. Lead/Deadwood, Spearfish and Sturgis are acceptable locations. Rapid City is outside the preferred area.
a. If so, is there a hotel class required for this group? 3 AAA Diamond certified? 3-star or higher? The requirement is a 3-star or higher property.
5. Please clarify what your transportation needs are for this group ~ shuttle service, car services such as Uber that an individual can schedule, etc. I am unclear of what the needs are and timeline. Respondents should identify the transportation services they can provide. At this time, Uber and Lyft may enter the Lead/Deadwood area from outside locations; however, they cannot operate within, around, or depart from the Lead/Deadwood area. This restriction may change in
2026, but there is no guarantee.
6. Will a tax-exempt form be provided? Fermi Forward Discovery Group, LLC is currently not tax-exempt.
7. Do you have a target date or date range for the final award decision? This will be determined at a later time.
