About this file
This document is an Addendum to a Request for Qualifications (RFQ) issued by Isothermal Community College in North Carolina for Capital Project Management and Owners' Representative Services. The RFQ seeks professional services for a design-build construction project for an Allied Health & Sciences Building. The addendum provides responses to 11 questions from potential respondents, clarifying requirements such as the need for a Certified Construction Manager (CCM) certification, the anticipated part-time nature of the role, and details around the project budget of $32 million. The college also confirms that payment and performance bonds are not required for this scope of services and that they will use a state-approved professional services agreement for the contract.
Regarding pricing, the college will accept either a lump sum or percentage-based fee proposal. The selected candidate is expected to be on-site monthly during the design phase and at least once per week during construction. Isothermal Community College is in final fee negotiations with the selected design-build team and anticipates releasing their names by early September.
