7. The scheduled heaters are 80,000 BTUH which accounts for 20’ of tubing. MH101 shows it to be 8’ long and AE102 shows it to be 10’ long. Please confirm if tubes are to be straight or U-Tubes.
Jared Polis Governor
Major General Robert B. Davis The Adjutant General
• AES response: The tubes for these heaters are straight, resulting in the 20' minimum straight tube length.
8. AE301 shows the IR tube heaters to be mounted @ 15’-6” AFF. In addition, the HVLS fan shows it to be mounted @ 14’-6” AFF. Installation usually for any HVLS fan is 3’ Clearances above/below the blades and usually 24” beyond the blades (end). AE301 only has 12” shown between the blade and the heaters.
• AES response: The heaters are more than 2' laterally from fan blades. fan and heater height are flexible based on manufacturer's suggestions, other items, etc.
9. When venting 3 infrared tube heaters together, it would require 8” vent pipe instead of 6” as shown please clarify dia. (6” would be correct for 2 heaters).
• AES response: Yes. Follow manufacturer's requirements.
10. Please clarify location of venting and material to use for the heaters.
• AES response: Follow manufacturer's requirements. Ensure that placement of combustion flue through the roof does not interfere with the future build-out solar array area as shown on Drawing Sheet AE103.
11. Also, when common venting you can only use 1 thermostat to run all 3 heaters (not as shown with individual thermostat for each heater) Spec asks for a 2-stage thermostat
• AES response: Preference is for individual thermostats, if that common venting requirement is the case, vent each heater individually and provide individual thermostats.
12. What size is the main water line that we are connecting to?
• AES response: Based on received drawings it is a 12-inch line.
13. Drawing CU101 - Please clarify if there are any sanitary sewer cleanouts required besides the (3) marked as "X".
• AES response: Include an exterior 2-way cleanout in the 4" sanitary line from the admin area.

Commissioning? Fire Alarm? Low Voltage/Data? Security?
• AES response (GP): Fire Alarm design was outside of AES's SOW and needs to be coordinated with Fort Carson personnel as it is on the GC's scope. Fire Alarm will be required to monitor and report the signals of the waterflow and tamper switches for the Fire Suppression System. Fire alarm system is required to report to a continuously monitored location.
28. Is there an environmental report for the site?
• Environmental reports for Fort Carson are available through DPW Environmental
Branch
29. If There are excess soils from excavation and grading are there any places to spoil on-site or are all excess materials to be hauled off base? If spoils are to be left on-site, where can they be hauled? If stockpiled on-site should the soil be graded into and seeded?
• Soil stockpiles should have a barrier (waddles, silt fences or equivalent) around the stockpile. If the pile is going to be unused for 14 days the pile needs to be covered. If the pile is on site long term the stockpile should be seeded. We would like to have this material hauled away if not needed.
30. Please clarify the Door Hardware, as some specs point to electrified locks, and others are mechanical in nature?
• AES response: Refer to door schedule, Note #2: All door hardware and entry systems are to be coordinated by the COR. Best Lock hardware will be the required system.
31. Is this job a prevailing wage project/LCP Tracker? If so, please provide the current wage determinations?

33. Questions 18-32 are in regard to PEMB’s
• This question is unclear and cannot provide a response.
34. Page AI 001 calls for 1-1/2” corrugated metal wall and roof panels. Page AE 201 calls for Vee-Rib wall panels. Please clarify if Vee-Rib is acceptable.
• AES response: The basis of building design on Sheet AI001 and in Specification 13 34 19, lists 1-1/2" wall and roof panels from Butler. These are incorrect and instead are to be MR-24 single-standing seam roof paneling and Shadow all wall paneling systems. They have been changed to better accommodate the required depth of insulation. The contractor is free, however, to use this panel system or another one of their choosing if the selected panels are equal in both style and performance of the Butler panels and approved by the COR.
35. The specs indicated 16” trapezoidal Standing Seam roof panels. Varco Pruden’s trapezoidal standing seam panels are 24”, and SLR 2 panels are 16”. Please confirm which should be used.
• AES response: 16" or 24" panel coverage as well as different profile shapes are acceptable if the panel meets the roof assembly requirements for UL 90 resistance of wind uplift. Also, if it is different from the Butler basis of design MR- 24 panel then it must be equal and approved by the COR.
36. Please confirm if AC472 accreditation is a requirement
• AES response: Confirmed.
37. RE: section 13 34 19 2.1. K - Please confirm if FM Global is required for this project, or if this is a prescriptive section added. Please note, this has been found to be no longer needed in most cases and furthermore adds high costs.
• AES response: FM Global is not required for this project.
38. Please confirm what collateral load is to be used for the PEMB structure.
• AES response: 7 psi, Reference S001
39. Please confirm that the 3-coat panel finish is a requirement.
• AES response: A two-coat similar to "Butler-Cote" in the basis of design (Sheet AI001) is acceptable.
40. If so, is the 3-coat required on all panel – roof, wall, & soffit?
• AES response: Refer to response #39.
41. Please confirm if any additional point loads, and/or collateral loading, is required at roof where solar is to be installed.
• AES response: Yes, an additional 5 psf loading support is to be added to roof in areas noted for future panel installation.
42. Please confirm if Varco Pruden is acceptable as metal building manufacturer.
• AES response: The basis of design is Richardson Brothers but other equal manufacturers that meet the requirements of the design drawings are acceptable.
43. Please confirm if Alliance is acceptable as a metal building manufacturer
• AES response: The basis of design is Richardson Brothers but other equal manufacturers that meet the requirements of the design drawings are acceptable.
44. Drawings note 11.5” purlins. Will 10” purlins be acceptable if loading requirements will allow? If 11.5” purlins are required, we recommend increasing the insulation thickness for completely fill the purlin cavity. This would require R40 insulation to be used (R30+R10)
• AES response: This is acceptable
45. Please confirm if 3-plate columns are acceptable at the alternate canopy.
• AES response: The columns at the Canopy can be 3-plate.
46. Is ceiling liner panel required at the alternate canopy?
• AES response: No
47. Reference Specification 13 34 19, 2.1, N. 2. Please note that R13+R14 c.i. (R14 continuous Rigid board) is the prescriptive method to meet the IECC energy code. While this is constructible, this method only partially fills the girt cavity with the 3" R13 (in the 8.5" or 10" girt cavity), which has been found to cause, or lead to, dead air space due to the dual layers folding within the girt space, which can cause condensation issues at the exposed steel. The industry standard method has developed to provide a full girt depth, single-layer wall insulation and liner system with thermal break tape between the girts and wall panel. Test data is available from our insulation suppliers that shows R30 and R32.5 will meet the required u-factor of 0.052 or 0.050, respectively. Additionally, this saves labor costs in erection.
• AES response: Unfortunately, this is not verifiable for this application and does not meet the current code requirements. So continuous insulation is required for the project walls in accordance with 2024 IECC.
48. Reference Specification 13 34 19, 2.1, N. 1. This notes an R value of R30 with R13 + R11 C.I. To meet this R-Value and u-factor shown, R19 + R-11 is needed. Please confirm this is acceptable.
• AES response: Refer to response #47.
49. Confirm wind locks are not specifically required for OHD and carrying a 60 psf wind rated door system is adequate
• AES response: Wind locks are required to meet a wind pressure rating of 60 psf.
50. Confirm owner is responsible for soil and compaction testing, concrete testing, structural special inspection testing, and specific MEP qualified testing such as; HVLS fans and certain elec. circuit breaker testing.
• Soil/Compaction and special inspections will be done by DMVA 3rd party. GC to coordinate testing.
51. Did anything change from original RFP regarding fire suppression system?
• AES response: Based on SBP adherence to the IBC an automatic suppression system was required per IBC §903.2.9 (4) with a fire area of more than 5,000 sf.
52. Confirm no walls go to bottom of deck (demising walls). Office 103, toilet 102 and Mech room 104 are stated as delegated design per the RCP for ceiling framing. Can further information be provided for typical ceiling framing to ensure everyone is bidding the same scope?
• AES response: The walls at the office, Restroom and Mechanical are braced and do not extend to the bottom of the roof structure. For the delegated design of the ceiling support in these areas, light framing is acceptable for hanging loads for both the acoustical tile and gypsum board ceilings as well as light fixtures and insulation. There are no walkable decks above the ceilings.
53. Can the previous RFIs be issued as an addendum? We don't see that addendum displayed. This is prudent information to ensure everyone has the same information.
• No
54. Confirm alternate # 3 does not affect the 5'x40'x8" concrete apron
• AES response: A 5' X 40' X 8' apron is to be constructed in lieu of the Canopy Alternate #3 not being accepted. This also replaces the 23'x48' concrete slab that is part of the Canopy design alternate.
55. Verify that the feeders shown on sheet EP610 for the primary transformer are correct?
The plans call for (3)#4 15kV & (1) #6 Ground inside of a 1-1/4in conduit. This does not line up with what is required on base. Additionally, can an updated feeder schedule with proper distances, conductor, and conduit sizes be provided?
• AES response: Provide these MV feeders instead: (3)#2 AWG, 15kV, AL &(1)#2GRD, 15kV, AL, 4'' conduit to match Fort Carson Design Manual.
56. We will also need to know the spec on the conductors. (Size, AL or CU, Insulation Thickness, Jacket Type, 1/3 or Full Neutral, MFG, etc.))
