STATEMENT OF WORK
FLORIDA KEYS NATIONAL MARINE SANCTUARY (FKNMS)
HVAC REPAIRS
1. FKNMS commissioned in 2006 has over the course of time and environmental impacts seen the main HVAC units deteriorate beyond their expected end of life expectancy. There exists 4 main Air Handling Units (AHU’s) that service the Administrative offices as well the ECO-Discovery Center (2 ea. building). Previously one of these units experienced a catastrophic failure necessitating an emergency contract for repair to one unit in the Admin building. In an attempt to avoid the reoccurrence of the failure scenario it is proposed that the remaining three unit be repaired in kind as well as additional repairs/replacement of all of the units outside air dampers, return air dampers, variable frequency drives and the addition of UV disinfecting technology. All to meet todays Indoor Air Quality standards. Currently the coils of the units appear to be in viable condition but would also require an end of life determination as well.
1.1 Specific services to include:
• Removal and disposal of aging and broken HVAC components (3 units, AHU-1,2,4 – unit 3 previously completed)
• Assembly and installation of new blower assemblies (there are 2-15 hp and 1-10 hp).
• Install new motors, drive belts and sheaves align all components (3 units)
• Replace failed outdoor air damper motors (on 4 units).
• Install UV unit sanitization equipment (4 units).
• Inspect unit coils to determine end of life expectancy (4 units).
• Test installations to ensure proper operation of all installed components for operation per manufacturers operating instruction
1.2 Details on components to be serviced:
• Trane Climate master – M-Series: models as follows: MCCB017, MCCB025, MCCB021 – 3 Units to be overhauled.
• 4 units to have outdoor air dampers installed and coils inspected – all above units plus 1 additional unit -MCCB010 Belimo actuators to be used on all.
• COMFRI Blower assemblies- 3 units.
• Baldor motors or equivalent-3 units (7.5 ,10 ,15 hp).
