About this opportunity
The Town of Middleton, Massachusetts is requesting proposals for the purchase of 65 North Main Street, a 1.0-acre parcel with a two-story building formerly used as a police station, with proposals due September 14, 2026 at 12:00 p.m. and site visits available upon request.
The property contains approximately 10,496 square feet of gross floor area and is offered on an "as-is" basis. The Town established a minimum proposal price of $650,000; the property was recently appraised at $1,000,000. The property is zoned Business (B) in front (60% of lot) and Village Residential (R-2) in rear (40% of lot), with potential zoning relief available through the Zoning Board of Appeals.
Environmental constraints are material: soil and groundwater contamination is presumed to have migrated from an adjacent used car dealership (DEP Site #3-034062). The Town disclaims responsibility for remediation; the buyer assumes all costs and environmental liabilities. Proposers must conduct their own due diligence and obtain all required permits and approvals.
Financing is not permitted as a contingency; the successful proposer must demonstrate cash or pre-approval for full funding. A refundable certified check or money order deposit equal to five percent of the proposed purchase price is required with the proposal; an additional 10% deposit (15% total) is due within 30 days of award. All proposals must remain firm for 60 calendar days following the bid opening or until a Purchase and Sale Agreement is executed, whichever occurs first.
Questions are due September 4, 2026. The Town Administrator must recommend approval, and the Middleton Select Board must formally approve the disposition at their September 29, 2026 meeting. No real estate broker commission will be paid by the Town; proposers using brokers are solely responsible for related fees.
