About this opportunity
North Country Rural Development Coalition (NRDC) is requesting proposals for substantial rehabilitation of two mixed-use properties at 85 and 105 Montcalm Street in Ticonderoga, New York, with bids due November 4, 2026 at 5:00 p.m. and a mandatory project walkthrough on October 28, 2026 at 1:00 p.m. at 85 Montcalm Street.
The scope encompasses residential and commercial rehabilitation across both buildings as a single coordinated construction package. Work includes roofing and building-envelope improvements, windows and doors, electrical, plumbing, mechanical and domestic hot-water systems, fire and life-safety improvements, interior finishes, masonry and structural repairs, storefront and facade improvements, and site work. At 85 Montcalm Street, the building contains three residential apartments and first-floor commercial space; at 105 Montcalm Street, work involves conversion to four residential apartments and first-floor commercial white-box space. Contractors must submit separate cost breakdowns for each building along with a combined total bid and may bid on individual properties or both. Any selective demolition specifically identified in the scope remains the contractor's responsibility. Both properties will be partially gutted by others prior to construction.
Environmental assessments are underway to determine lead-based paint and asbestos abatement requirements; contractors must identify assumptions and exclusions related to environmental testing and potential remediation in proposals. At 85 Montcalm Street, contractors must protect the existing exterior mural throughout construction. Final apartment layouts and construction details for 105 Montcalm Street will be coordinated with project design professionals and applicable code requirements.
Contractors interested in bidding must contact NRDC to request the complete bid package, including detailed scopes, photographs, bid forms, and project requirements.
