About this opportunity
Henry County, Georgia is requesting proposals for overhead and ADA door inspection, preventative maintenance, and repair services across approximately 50 county facilities under RFP 27-10, with proposals due September 15, 2026 at 3:00 p.m. via the County's eProcurement Portal. A local-vendor preference allows qualifying Henry County businesses to match low bids from out-of-county vendors if within five percent.
The scope covers inspections and preventative maintenance for sectional, rollup, and bay doors; motor operators; and ADA pedestrian door systems at multiple fire stations, libraries, administrative buildings, and other municipal facilities. Services include emergency and routine repairs. Contractors must carry Workers Compensation Insurance at statutory limits, Commercial General Liability insurance with $1,000,000 per occurrence limits, Automobile Liability coverage with $1,000,000 combined single limits, and Professional Liability insurance with $1,000,000 coverage. All work must comply with OSHA standards, Georgia Security and Immigration Compliance Act requirements, ANSI Standard A156.10, and NFPA 80 for fire door certification.
Pricing shall be submitted on a unit-cost basis with separate line items for regular labor (8:00 a.m.–5:00 p.m., Monday–Friday), regular overtime (before 8:00 a.m. or after 5:00 p.m., Monday–Friday), and holiday overtime rates, plus a percentage markup for replacement parts and equipment costs. All pricing must be firm for the contract period. The initial contract term is one year with two optional one-year renewal periods contingent on satisfactory performance and mutual agreement; renewal decisions are made 60 days prior to expiration.
Evaluation criteria weight qualifications and relevant experience (35 points), key staff experience and availability (20 points), methodology and technical approach (35 points), and cost proposal (10 points), with up to 15 additional points available if an oral presentation is required. Clarification requests are due by 3:00 p.m. on September 1, 2026; any required addendum will be posted by 3:00 p.m. on September 8, 2026.
