About this opportunity
The City of Littleton, Colorado, is requesting qualifications for on-call commercial pedestrian door repair, replacement, installation, inspection, preventive maintenance, and emergency repair services, with proposals due November 24, 2026. The City intends to award a two-year contract with an option to renew for one additional year at the City's sole discretion, and anticipates contract execution in January 2027.
Services will be provided across seven primary city-owned locations: Littleton Center, the Courthouse, Belleview Service Center, Geneva Lodge, Bemis Library, South Metro Fire Rescue Fire Station 11, and other city facilities. Non-emergency work occurs Monday through Friday, 7:00 AM to 4:00 PM; emergency services must be available 24/7 with a two-hour response requirement. No subcontractors are permitted — all work must be completed by the contractor in-house. Contractors must be licensed, employ trained technicians capable of servicing multiple manufacturer brands, and maintain the ability to supply parts compatible with Best Access Systems interchangeable core locking systems.
The City's anticipated budget is $100,000 per year for all services combined, with no minimum amount of work guaranteed and compensation varying based on the number of awarded contractors. Pricing must include hourly labor rates (with automatic three-percent annual increases), mobilization charges, and a fixed-percentage markup for parts and materials throughout the contract term. Contractors must provide a Performance and Payment Bond of $100,000 at contract execution, with additional bond riders required if work orders exceed this amount.
Respondents must submit a signed Contract Certification Form, Colorado Secretary of State Certificate of Good Standing, responses to bid questions, and detailed pricing. The pre-proposal meeting and optional site visit are scheduled for November 4, 2026, at 3:00 PM MT at Littleton Center. Written questions are due November 9, 2026, at 12:00 PM MT, with answers published November 12. Proposals must be submitted through the Rocky Mountain E-Purchasing System (RMEPS). Intent to award is anticipated in December 2026.
