About this opportunity

Texas Parks and Wildlife Department is soliciting bids for the lease of approximately 1,440 square feet of enclosed boat storage space in or near Nacogdoches, Texas, with bids due June 10, 2026 at 2:00 p.m. Central Time. Respondents claiming Texas bidder or service-disabled veteran business status may claim preferences under Title 34 TAC Rule 20.38.

Bidders may propose either a single contiguous 1,440-square-foot space or three adjacent 480-square-foot spaces; both configurations require minimum 14-foot height, 36-foot width, and 40-foot depth. The facility must include three lockable garage-style doors (minimum 12-foot height, 11-foot width), concrete flooring capable of supporting heavy vehicles and equipment, all-weather driveway and apron, overhead lighting with individual switches, secure 24/7 gated access, and 120-volt duplex power outlets. The storage will serve as a staging facility for emergency response equipment accessing Lake Nacogdoches, Lake Naconiche, and Sam Rayburn Lake.

The lease term runs 24 months from September 1, 2026 (or award date, whichever is later) through August 31, 2028, with optional renewal for three additional one-year periods by mutual agreement. Pricing is submitted on a monthly basis with advance payment at the start of each month except September, due by the 15th. The lessor pays all electric and water utility bills included in rent, maintains the facility, and responds to emergency maintenance calls within two hours and non-emergency calls by the next business day. The lessor must maintain commercial general liability insurance with minimum $500,000 per-occurrence and $1,000,000 aggregate limits, plus workers' compensation insurance, and provide proof of coverage within ten days of award. TPWD reserves the right to award based on lowest price, best value, or any combination in the state's best interest, and may reject bids based on neighborhood crime rates or adverse building conditions. Bids are binding for 60 business days from the due date. Submissions are accepted via email to Purchasing.BidBox@tpwd.texas.gov, by mail, or hand-delivered in a sealed envelope.
