About this opportunity
Gaston College is soliciting sealed bids for the Lena Sue Beam Boiler Addition Project at its Dallas Campus in Dallas, North Carolina, with bids due August 12, 2026 at 2:00 p.m., and a mandatory pre-bid conference on July 29, 2026 at 10:30 a.m. A 10% minority business participation goal applies under North Carolina General Statute 143-128.2.
The scope involves removing the existing steam-powered heating system and installing a new hot water heating system, including two 1,000 MBH condensing boilers (Laars NeoTherm XTR 999 series), two primary pumps with variable frequency drive controls, an air and dirt separator, expansion tank, chemical feeder system, natural gas lines from a new 2 psi gas meter, electrical power circuits and conduit, and ion-generating air purifiers on two air handlers. All work must comply with the 2018 North Carolina Building Code, the National Electric Code (2020), and the North Carolina Mechanical Code. The system operates with BACnet IP/MSTP building automation system integration, 48-hour utility shutdown notice, system test and balance within 5 percent of design flow, and pressure testing at 200 percent maximum operating pressure. Contractors must hold a North Carolina general or mechanical contractor's license under General Statute 87 and provide references for public projects completed in the last three years, material lists, proposed construction schedules, warranty information, and a lump sum price with material and labor breakdown.
Work must be completed by September 17, 2026. The project is funded through ARPA funds, requiring contractors to complete ARPA addendums and affidavits. Required insurance includes workers' compensation with $100,000 employer's liability, comprehensive general liability with $500,000 bodily injury and $300,000 property damage limits, and property insurance to full insurable value. Performance and payment bonds are required in the full contract amount. A 12-month guarantee on materials and workmanship applies. Award will be made to the lowest responsive bid meeting written specifications; the State reserves the right to make separate awards or reject all bids. Complete plans and specifications are available from Hakeem Bailey, P.E. at AeroRaq Engineering Inc.
