About this opportunity

The City of Dunwoody is soliciting bids for general contractor services on the Dunwoody SWAT Garage, a new approximately 6,000-square-foot pre-engineered metal building for secure storage of SWAT vehicles and tactical equipment, with bids due August 5, 2026 by 2:00 PM EST and a mandatory pre-bid site visit on July 15, 2026 at 10:00 AM; failure to attend results in automatic disqualification.

Georgia reciprocal preference law applies, granting same preference to Georgia resident bidders as other states grant to their residents. The project is located at 4470 North Shallowford Road, Dunwoody, Georgia, in DeKalb County.

Scope includes construction of the pre-engineered metal building with associated systems, demolition, site grading, utilities, underground stormwater detention, paving, concrete work, fencing, site lighting, landscaping, and erosion control. The contractor must perform delegated design components requiring retained professional engineering, sealed calculations, shop drawings, and coordination for permitting and construction. Low-voltage wiring and device installation will be owner-furnished; the contractor must provide and install boxes, conduit, and pull strings. The contractor is responsible for acquiring all required permits, with the City waiving fees on City-issued permits excluding construction-related fees.

The estimated construction cost is $2.2 million with an estimated five-month term to substantially complete construction. The successful bidder must furnish a Performance and Payment Bond equal to 100 percent of the contract amount and a Bid Bond equal to 5 percent of the total bid amount. Insurance requirements include Commercial General Liability of $1 million per occurrence and $2 million aggregate, Workers' Compensation of $1 million, Professional Liability of $1 million, Automobile Liability of $1 million combined single limit, and Excess Umbrella Liability of $10 million. A mandatory $50,000 allowance for unforeseen conditions is included in the bid. Bids are binding for 90 days after opening. Questions are due July 22, 2026 at 2:00 PM, with responses issued by July 29, 2026 at 2:00 PM. City Council retains final award authority and reserves the right to reject any or all bids.
