The design professional must be an individual firm or two firms in partnership performing a minimum of 50% of architectural design services in-house. Services are anticipated to commence in September 2026 with material completion targeted for March 2030. The selected firm must comply with Georgia construction and procurement standards, Board of Regents procedures, Georgia Tech design guidelines, and sustainability requirements including Georgia Peach certification and commissioning.

The preliminary stated cost limitation for the construction project is approximately $163.7 million. The project will utilize Construction Manager at Risk delivery with a commissioning agent.
The selection process is two-step: Step I evaluates statements of qualifications on firm stability (25%), relevant project experience and previous performance (45%), and apparent suitability for the project (30%). Mandatory pre-proposal site visits for finalist firms are scheduled for July 21, 2026. Step II involves fee proposal submission and finalist interviews on July 30, 2026, with evaluation criteria of design team qualifications and experience (50%), design plan and methodology (25%), and team communications and project solutions (25%).
