About this opportunity

The Town of Eaton and Eaton Public Library are soliciting bids for a comprehensive building demolition project located at 131 and 127 Cheyenne Avenue in Eaton, Colorado. This Request for Bids (RFP) seeks a contractor to completely demolish two single-family residential properties, including houses and detached garages, totaling approximately 1,620 square feet. The project requires full removal of structures, foundations, concrete slabs, and utilities, followed by backfilling, compaction, and sodding of the lots. Key deliverables include asbestos mitigation, utility abandonment, and selective material salvage as specified in technical specifications. The procurement timeline includes a mandatory site visit on September 15th, 2025, at 2 PM, with proposals due by September 29th, 2025, at 4 PM. The project has a specified completion timeline of 21 consecutive calendar days after the Notice to Proceed, with an anticipated intent to award on October 8th, 2025, and contract award on October 16th, 2025. Bid evaluation will determine the best value, not necessarily the lowest price, with bidders required to submit a comprehensive package including an executed RFB cover sheet, bid form, bid summary, bidders qualification statement, and proposed work schedule.

The solicitation does not explicitly mention specific set-aside designations or restrictions for disadvantaged enterprises. The Town will retain one water service for irrigation and requires the contractor to modify the existing sprinkler system. A 100% Contract Performance and Payment Bond is mandatory for all bidders. The project is funded directly by the Town of Eaton, with the contractor responsible for obtaining all necessary permits and conducting demolition in compliance with environmental regulations and CDOT specifications. While no specific budget range is provided, contractors will need to demonstrate financial capability and technical expertise in demolition projects. Bidders must submit a detailed qualifications statement to prove their competency in managing complex demolition work. The project scope suggests a moderate-scale demolition effort, likely falling within a typical municipal infrastructure improvement budget range of $50,000 to $150,000, though precise financial details are not explicitly stated in the available documentation.

Opportunity text

The Town of Eaton and the Eaton Public Library have been conducting extensive outreach and Master Planning for the future of the Eaton Public Library. To that end, the Library has acquired two parcels (131 and 127 Cheyenne Ave) for future expansion in the last year. While the Library begins the process of designing the future expansion of the existing facility, it has been determined that it would be best to remove the existing improvements from the parcels and reclaim the property with turf, irrigated from one of the existing water taps.
