The scope addresses condensation in ductwork and elevated humidity levels (70% or higher) in approximately 6,000 square feet of lab and office space through renovation of the roof, HVAC system (one air-cooled chiller, associated pumps, and two variable air volume air handling units), Building Automation System, and chiller replacement. The estimated project magnitude ranges between $1 million and $5 million. Performance and payment bonds are required; bid bond is not required. Federal construction wage rates for Miami-Dade County apply. Monthly progress payments are authorized, with retainage limited to 10 percent if satisfactory progress is not achieved.

Total Small Business Set-Aside, 238220 - Plumbing, Heating, and Air-Conditioning Contractors. The facility located at the USDA Subtropical Horticulture Research Agricultural Research Service (ARS) Station has approximately 6,000 square feet of lab and office area. The ductwork is collecting condensation and causing water damage. The HVAC system consists of one air-cooled chiller, associated pumps, and two variable air volume air handling units. The humidity in the labs was tested and determined to be higher than the acceptable range (70% or higher). A & E firm Clark Nexsen provided retro commissioning with TAB services and proposed solutions for the condensation problem, as well as designs for the renovation of the roof, HVAC, BAS, and chiller.
