The scope includes demolition and replacement of asphalt shingles, underlayment, drip edge, fascia, gutters, and downspouts. The primary alternate requires complete removal of existing asphalt shingles, waterproofing membrane, and aluminum fascia trim with replacement per specifications. The project manual and construction documents (divisions 00, 01, 02, and 07.5 roofing) establish detailed submittal procedures, a schedule of values coordinated with construction schedule, and closeout requirements including operation and maintenance data and warranties.

Project commencement is August 17, 2026, with substantial completion required by September 11, 2026. ELITE COMPANIES serves as Construction Manager. The contract will be awarded as an AIA Document A132-2019 lump-sum agreement. Performance and Payment Bonds equal to 100% of the contract amount are required for contracts exceeding $50,000; contractors bidding under $50,000 must provide bonding costs as a separate alternate line item. Prevailing wage requirements apply.

Bid security of 5% of total bid amount (bid bond, certified check, cashier's check, or money order) is required. Minority, women, veteran, and handicap-owned business subcontractors and suppliers are encouraged. Questions are due July 23, 2026 at 12:00 p.m. A post-bid interview is scheduled for July 29, 2026 at 9:00 a.m. for selected bidders. No bid modifications or withdrawals are permitted for 60 days following bid opening. All bidders must submit a Familial Statement of Disclosure and Affidavit of Compliance with the Iran Economic Sanctions Act (Michigan Public Act 517 of 2012).
