About this opportunity

The General Services Administration (GSA), Region 8, is seeking a construction contractor to complete a tenant improvement project for the U.S. Marshals Service (USMS) in Sioux Falls, South Dakota. The project involves renovating approximately 5,500 rentable square feet within the Sioux Falls Federal Building/Courthouse, with specific focus on updating outdated office spaces and associated holding cells on the second floor. Contractors are strongly advised to conduct a mandatory site visit to thoroughly understand existing conditions, verify dimensions, and identify potential project limitations before submitting a proposal. The renovation aims to address space requirements outlined in USMS Publication 64, including the addition of a new command and control center and breakroom for Courtroom Security Officers in the basement level. While specific evaluation criteria are not detailed in the pre-solicitation notice, contractors should be prepared to demonstrate their capability to complete complex federal building renovations.

The contract is designated as a total small business set-aside, indicating that only small businesses can compete for this opportunity. The project's order of magnitude is estimated between $1,000,000 to $5,000,000, suggesting a significant but not enormous federal construction project. The contract falls under the NAICS category 236220 for Commercial and Institutional Building Construction and PSC category Z2AA for Repair or Alteration of Office Buildings. Potential bidders must be prepared to submit their proposals by January 3, 2025, and should understand that no additional compensation will be provided for misunderstandings about the project's scope or existing site conditions. The project is being managed by the GSA Public Buildings Service in Region 8, a civilian agency responsible for managing and maintaining federal real estate assets.
