About this opportunity
The USDA Forest Service is seeking to lease office, warehouse, and wareyard space in Prather, California, with a requirement for a minimum of 15,000 and a maximum of 16,900 rentable square feet. The lease term will be 20 years with a 10-year firm commitment, and the government requires the space to meet specific standards for fire safety, accessibility, seismic integrity, and sustainability. Potential lessors must submit expressions of interest by February 11, 2025, which should include detailed information about the building, such as location, available square footage, rental rates, parking availability, energy efficiency features, and building services. The government will evaluate potential spaces based on their ability to meet the specified requirements, including the critical condition that the property cannot be located in a 1-percent-annual chance floodplain. The estimated market survey date is March 11, 2025, with a targeted occupancy date of July 1, 2026.
There are no specific set-aside designations for this lease opportunity, and the solicitation is open to all qualifying properties that meet the government's requirements. The estimated budget and specific award value are not explicitly stated in the pre-solicitation notice. The government requires fifty surface parking spaces in addition to the office and warehouse space, and interested parties must comply with telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act. The lease will be fully serviced, meaning the rental rate should include all necessary operational costs. Potential lessors should note that the government will conduct a cost-benefit analysis that considers factors such as relocation expenses, tenant improvements, and potential agency downtime when evaluating alternative spaces. Interested parties should submit their expressions of interest directly to Cindy Kim, the Realty Specialist, via email at cindy.kim@usda.gov.
