About this opportunity

The General Services Administration Public Buildings Service is seeking expressions of interest from property owners for office space leases in San Antonio, Texas, with expressions of interest due by September 30, 2026.

GSA is soliciting two distinct properties, each requiring exactly 5,596 assignable square feet of office space. The first property must fall within a delineated area bounded by N General McMullen Drive, Culebra Road, I-10, Guadalupe Street, Castroville Road, and S General McMullen Drive. The second property must fall within a delineated area bounded by Cincinnati Avenue, S. Zarzamora, IH 10, and N. Walters Street. Both leases carry a 15-year full term with a 10-year firm term; no option term is specified.

Parking represents a material requirement for both locations. A minimum of 50 employee and customer parking spaces must be available onsite, at street level, or through commercial pay parking at or below city average rates. Onsite or street parking must be accessible within 800 walkable feet of the proposed space; restricted or metered parking of one hour or less does not satisfy the requirement. Where onsite parking is unavailable, disabled parking must provide five additional spaces beyond existing disabled parking in an adjoining lot or garage with fully accessible routes, or the city must provide a minimum of disabled spaces within 250 feet of the accessible entrance.

Amenities must be available within one walkable mile of the building. The procurement carries no set-aside.
