The lease terms are 20 years full term with a 15-year firm term. The property must provide 24/7 access and full-service lease terms including HVAC.
Parking comprises 37 total spaces: 30 reserved and secured spaces for government vehicles located within one walkable block of the premises, and 7 covered, reserved, secured spaces for Dignitary Armored Vehicles on-site with a minimum 6-foot-8-inch clearance height, each space accommodating vehicles weighing approximately 10,500 pounds. The government requires a secure path of travel between the on-site DAV parking and the premises. Multi-story buildings must include a secured elevator (freight acceptable) leading directly to the space and a minimum of two elevators servicing the building.
All offerings must meet Facility Security Level II requirements and undergo government risk and vulnerability assessment. The property must comply with fire safety, accessibility, seismic, and sustainability standards.
Estimated market survey is early September 2026, with occupancy estimated for December 2028. Inquiries should be directed to William Korchak and Gerrit Voogt at william.korchak@gsa.gov or gerrit.voogt@gsa.gov. Tyrekca Miller serves as Lease Contracting Officer.
