About this opportunity

The United States Air Force is conducting market research to identify sources capable of providing leased, off-base commercial office space within a 10-mile radius of Hanscom AFB, Massachusetts, with responses due by October 28, 2026.

This is an RFI/Sources Sought notice for market research purposes only and does not constitute a binding commitment to procure. The Government seeks approximately 11,200 assignable square feet (ABOA SF) of space and is assessing the full spectrum of security capabilities available in the local market. Respondents are encouraged to submit proposals even if facilities do not meet all preferred security thresholds; the Air Force is particularly interested in partial, mixed, or upgradeable space configurations.

Minimum requirements address classification feasibility and space outfitting. Respondents must explicitly state what classification levels their space currently supports (Unclassified, Secret/Collateral, TS/SCI, JWICS) and detail what upgrades would be required to meet higher levels, including whether upgrades would remain in place after contract termination. Respondents must indicate whether proposed space is unfurnished or contains existing, usable furniture to assist the Government in assessing transition timelines and cost savings.

A single contiguous floor is preferred for operational efficiency and security administration, though multi-floor layouts within the same facility will be evaluated. The Government does not require exclusive use of the entire building; shared building entrances, lobbies, elevators, parking, and common corridors are permissible provided the Government's leased space has dedicated, access-controlled entry points. Neither CUI nor DoD Impact Level 5 inherently requires a standalone building. Properties currently offered for sale will be considered if the owner can demonstrate legal authority to execute a binding 3- to 5-year Government lease. Physical security and setbacks will align with UFC 4-010-01 and DoD antiterrorism/force protection standards.
