About this opportunity

The Department of the Army Corps of Engineers Sacramento District seeks responses for full-service lease space in St. George, Utah, with submissions due August 24, 2026. This is not a formal Request for Lease Proposals but rather a market survey to evaluate whether alternate space is economically advantageous compared to the Government's expiring current lease.

The Government requires between 10,000 and 10,500 rentable square feet of professional office space on a lease term not to exceed five years, with Government termination rights. The property must include dedicated secured parking for Government vehicles and equipment, sited on between 2 and 3 acres, available 24 hours, 7 days per week. The required location is within a defined delineated area in St. George bounded by North: W Telegraph Street; East: 300 E Street; South: Industrial Road extending to W Industrial Road to S Deseret Drive; West: N 3050 E to S Green Spring Drive.

Respondents may include building owners or their authorized representatives. Representatives must submit proof of exclusive representation authority, such as an exclusivity agreement, representation letter, or executed listing contract. In evaluating responses, the Government will consider space availability, relocation costs including physical move expenses, tenant improvement replication, telecommunications infrastructure, and non-productive agency downtime. The NAICS code is 531120, Lessors of Nonresidential Buildings. The PSC code is X1AA, Lease/Rental of Office Buildings. Submissions must be made electronically to Madison Devine, Realty Specialist, at madison.devine@usace.army.mil by 6:00 PM PDT on August 24.
