About this opportunity
The General Services Administration (GSA) is seeking to lease office and related space in Newport News, Virginia, specifically within the Oyster Point area defined by Oyster Point Road, I-64, J. Clyde Morris Boulevard, and Jefferson Avenue. The lease opportunity requires approximately 12,075 rentable square feet of office space with two reserved parking spaces. Interested parties must provide comprehensive details including building name, address, location, rentable square feet, rental rate, parking spaces, and contact information for an authorized representative. Submissions must include evidence of ownership or written authorization to represent the building's owner, with all documentation required to be submitted by December 11, 2024. The government will evaluate potential spaces based on economic advantages, considering factors such as relocation costs, tenant improvement expenses, telecommunications infrastructure, and potential agency downtime.
The pre-solicitation notice indicates this is not a set-aside contract and represents a replacement for an existing lease that will expire in Newport News. The proposed lease term is 10 years, with a firm term of 5 years and two potential 5-year renewal options. The estimated occupancy date is September 2026, with a fully serviced lease required that meets government standards for fire safety, accessibility, seismic, and sustainability requirements. The space must not be located in a 1-percent-annual chance floodplain, and potential lessors must comply with telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act. Interested parties can direct inquiries to Derek Bond, GSA Lease Contracting Officer, with additional contact support from CBRE representatives Chris Todd and Maria Kobe.
