No set-aside is used. Only properties with a front-facing or direct-access postal address inside the delineated area are evaluated, bounded by M-43/Morgan Rd (north), M-66 (east), I-94 (south), and Helmer Rd (west).
The offered space must be between 84,450 and 88,673 ABOA square feet and must accommodate ISC Level III security requirements. Space must fit within no more than one building, which requires a single owner and connected structures. The building must also provide 33 on-site reserved parking spaces, with their cost included in rental consideration, and meet one of two additional parking tests: public parking for approximately 379 employees and visitors within a walkable 1,320 feet of the employee entrance, as determined by the Lease Contracting Officer, or on-site parking that meets local code or, absent a local code, four spaces per 1,000 RSF.
The lease term is 20 years, with a 15-year firm term and no option term. The source also requires compliance with Government fire safety, accessibility, and seismic requirements, but the text is truncated and does not list them. No incumbent, industry day, or other industry engagement event is identified.
