About this opportunity
The U.S. Army Corps of Engineers, Engineering District Fort Worth, is seeking to lease approximately 27,000 to 33,000 rentable square feet of existing Class A or B general office space in the Dallas, Texas area. The procurement requires a minimum of 142 parking spaces, including at least 138 general spaces plus 4 reserved spaces, with the leased space needing to comply with all federal, state, and local ordinances as well as force protection standards. The government is requesting a full-service lease arrangement where the lessor provides all maintenance and building repairs on a 24/7 basis, including weekends and holidays, and covers all expenses including taxes and insurance. The government will evaluate proposals based on the availability of suitable lease space, associated relocation costs including physical move expenses, tenant improvement replication, telecommunications infrastructure, and non-productive agency downtime. This pre-solicitation notice was posted on June 16, 2025, with responses due by July 17, 2025.
This opportunity does not utilize any set-aside designations and is open to all qualified sources. The contract structure includes a firm term of one year with government termination rights after the first year, though the total lease term cannot exceed 20 years. No incumbent contractors or potential award values are specified in the pre-solicitation notice. The substantial square footage requirement of up to 33,000 rentable square feet, combined with the extensive parking requirements and full-service lease arrangement, indicates this will likely be a significant contract value for the selected lessor. The government's consideration of relocation costs suggests they may be moving from an existing facility, though no current contractor information is provided in the notice.
