About this opportunity
The General Services Administration is seeking to lease approximately 5,979 square feet of office space in Augusta, Georgia, within a specifically delineated area of the city. The space must be contiguous, located on the second floor or higher, and capable of meeting Facility Security Level 2 requirements. Additional security restrictions include prohibitions on locations within 640 feet of hazardous materials facilities and within 400 feet of public defenders, ICE offices, probation offices, IRS facilities, and jails. The building must meet government standards for fire safety, accessibility, seismic requirements, and sustainability, while also being outside the 1-percent-annual chance floodplain. Expressions of interest are due June 24, 2025, and must include detailed building information, rental rates, availability dates, parking arrangements, and energy efficiency features.
This procurement does not utilize any set-aside designations and is open to all qualified respondents. The government currently occupies space under an expiring lease in Augusta and will consider alternative locations only if economically advantageous, factoring in relocation costs including physical moves, tenant improvements, telecommunications infrastructure, and agency downtime. The lease term structure includes a 5-year full term with a 2-year firm commitment period, requiring 16 reserved surface parking spaces. Estimated occupancy is scheduled for December 2025, with responses coordinated through GSA's contracted brokers Tim Mazzucca and Lindsey Stegall at Public Properties LLC. The procurement falls under NAICS code 531120 for lessors of nonresidential buildings and requires a fully serviced lease arrangement.
