The lease will cover 16,929 square feet of office space with 113 total parking spaces, and the government is evaluating alternative space options that could potentially satisfy their requirements while considering relocation costs. Key contract requirements include meeting government standards for fire safety, accessibility, seismic compliance, and sustainability, with a fully serviced lease that is not located in a 100-year flood plain. Potential offerors must comply with telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act. The pre-solicitation notice was posted on February 19, 2025, with a response deadline of March 12, 2025, providing interested parties approximately three weeks to prepare their submissions.
The procurement is not designated with any specific set-aside classification, indicating open competition for all qualified vendors. The lease term is structured for 20 years total, with a firm commitment of 10 years, suggesting a significant long-term real estate investment opportunity. While specific award values are not disclosed in the pre-solicitation notice, the comprehensive requirements and extended lease term indicate a potentially substantial contract. The government will evaluate potential spaces based on economic advantages, considering factors such as physical move costs, tenant improvement expenses, telecommunication infrastructure replication, and potential agency operational disruptions. Interested entities are advised to carefully review the full solicitation details and ensure complete alignment with the government's comprehensive space and compliance requirements.
